How is the THV 7 mo window availability for a July stay?

Has it gotten any easier to get in the THV during off peak times? We are toying with trying for a treehouse next year when we go in July.

I tried to get one for Halloween, a long weekend and had to waitlist at 7 months. The waitlist came through. So, even if you don't get it right at 7 months, waitlist, you may be lucky as we were!

I thought that July (excluding the 4th) was regular season, and at the deluxes the last half of July is listed as value season. I figured holidays like Thanksgiving, Christmas, New Years or spring break season would be hard. July being a regular season I was wondering about availabilty then.

If you book an SSR 2 bedroom and waitlist for the treehouse, there's no additional points involved. We waitlisted and that worked for us. Of course, we would have been happy at SSR, since the DGC want to go trick or treating in DTD, the boatride would be possible from SSR.

It's just that there aren't many treehouses and there are so many SSR owners. Of course some don't like the treehouses. This is only the second July that the treehouses have been part of the system, (maybe the third, I don't know) so there's not much history to look at as far as seasons.

I think you are confusing the "point chart" vs the "actual demand" for that week. Yes, July is less points than Christmas and Spring break, but it is still a high demand month.

July is Summer and kids are off of school, thus the THV is VERY popular with SSR owners and book up at the 11 month mark for all June, July and August.

Getting the THV at the 7 month mark will be easier if you go during school and off-season.

It sounds like you are using the seasons you see on the Disney website in terms of cash stays. Those don't really go along with DVC.

There is probably only about half of the THVs available for points stays out of the 60 total, unless they have sold more SSR points.

We booked a treehouse at the 7 month window for a July 17th check in. I called right at 9 am on the exact date and got what we had wanted. I then did the same for a 2brm at the BCV. Maybe we were just lucky, but it worked out perfect for us. We are spending 3 nights at the THV, then hooking up with family at the BCV. In our experiences we have had no trouble booking at the 7 month window for summer vacations.

It's a lot easier getting three nights at a non-home resort than it is getting seven nights or more.
