How easy is it to rent your points?

Not sure if this is the right forum to ask this questions, but figured I would start here. We are looking to purchase our first contract for DVC, but the ability to rent out points on years where we will not make a trip to Disney is very important in our decision. Can anyone who does rent points give me an idea how easy or difficult it is to rent the points you have available? Not necessarily looking for the process that is used, but whether or not the process takes days, weeks, or months. Have you ever had a situation where you couldn't rent most of your points when you wanted to?

TIA for any insight you can provide.
 
I've rented out points several times. It usually takes about 1-2 weeks to rent out what I would like to. It helps to have some flexibility in the amount of points for rent. I currently own both BLT and Aulani. I previously owned SSR. Of the three, I found BLT to rent out the best by far.
 
It's like any business driven by demand. We don't expect Disney to change the renting rules but you never know, they did change the Associate rule due to renting.

I did not have a problem renting took 2.5 hours and transaction/deposit about a week. It all comes down to supply and demand. I would think if nothing else if you rented your points for your maintenance fees (which is low for rental market) you will have not have a problem. The TSS and David's rentals are also an option - they do a lot of the work finding the renter, handling payment ect... But as Bill said rules can change.
 
I'm not looking to make a profit off the rental of points. Would just like to cover that years costs, so there is no net loss. I know that demand could cause some problems at times, but as long as I could at least rent some to not have a total loss I would be fine. I could always bank the others and use them in the future.
 
Why don't you start by buying less points, so renting is not necessary. You can bank and borrow to help in years you have too many or not enough points. If you find you need more points, you can always buy more. Keep in mind when you rent you are still the responsible party. If your renter trashes the room, or does not pay their bill, you are responsible. If they back out before they have paid you in full and you have already made the reservation your points go into holding and have to be used by a certain date. If the renter wants things like Disney dining plan or room request, you have to do it for them. I personally stay away from renting.
 
I've rented numerously times without much difficulty. The key often times as someone else mentioned, is flexibility in the number of points offered and start the process early. Otherwise, it is a matter of time and the price (rent) you are trying to get. Expect $11 to take a while longer than say $8 or $9. Personally I wouldn't rent for less than $10 unless the points are near expiration.
 
The amount of points we are looking at currently fit our family needs, but your concerns (CMOORE185) about the responsibility of renting are noted. This would not be something we would do often (renting points), so I want to understand it as an option to offset the annual cash outlay.
 
We've rented out points when we haven't been able to use them all without too much difficulty. The first time we did it on the rental boards, which took a lot more work on my part. I've rented to friends. Most recently I rented some out through David's Vacation Rentals and that was very smooth. Less work on my part. Now that I've done that and see how easy it was, I won't rent for less than $10 per point. Ideally we'll use all of them ourselves, but sometimes we can't for other plans and I think it works out better for me to rent them out than try to exhange out of Disney. We have both SSR and GCV.
 
We have rented/purchased several times. It is also depends on how close you are to the expiration date of your points. We had to cancel a vacation in January one year. Due to the points being borrowed, we had until March 31st to use them. With only a three month window, it took a while to find availability when everyone wanted to travel. I had lots of potential renters, but not much availability at the resorts. We will rent again, but I don't plan to borrow again because of this situation.
 
Since we are cruising next year, we rented our points through David's Vacation Rentals (advertised on this site). Very easy and points rented out quickly, we got half of the money up front and then will get the other half when the guest checks in, and it is done through PayPal which makes me feel a little more secure about it.
 
So through something like David's do your points only rent if they find a renter that wants to stay at your home resort or does that matter? When you mention supply and demand do you mean at that particular resort or just people looking to rent in general?

If you have agreed to commit your points to David's DVC Rrentals you will be contacted when someone wants to rent your points. This could be at your Home resort within 11 months or at another resort within 7 months. The demand refers to people wanting to rent and how far in advance. As I understand it, his service may contact several members about the same rental and the first one to respond will get the rental.
