Does anyone know where I can find information as to how the DVC right of first refusal works when someone is selling person to person without a broker involved?
Is there a number that you call or a form to submit to DVC before the sale is made?
If you do chose to use a broker, is Timeshare Store the only one that handles DVC well?
It seems as if there must be a process to deal directly with DVC to clear a sale without having to use a broker. Is that anywhere in our DVC information?

Thanks for any help or experience that you can share.
 
You should call MS and speak with someone at Member Administration. You will have to submit your offer thru DVC or you won't be able to close on the sale. DVC has the right to purchase the resale for the amount offered if they choose.

While a broker can certainly make the process simpler, you don't have to use their services to sell a contract. An attorney can likely provide assistance with a sale or use a closing service.

They actually have a Word document that gives all the info you will need, I'll sure they can send it to you. You would send a copy of the contract signed and notarized to where and who they say and the committee will evaluate it and make a decision just like if through a broker. They process is no different. If the deal's too good, they will buy it back. Once you have their Ok, you can proceed with the deed and recordings.

This looks like more paper shuffling than I'd like to do. I can see why people go through the Timeshare Store - they handle all this for you - for a healthy %age. But sometime its worth the price to keep it simple.

Wouldn't you still go through a closing service???? I sold a week at Vistana without a broker, used Timeshare Closing Services in Orlando and it was a piece of cake!!! Yes you still pay the normal closing fees, but everything went very smooth.
 
You can hire a closing service to handle the paperwork and title work, etc for around $500, which will still save you the $1000- $1500 commission. Also Jaki @atimeshare.com is an excellent resale agent who is willing to negotiate. She uses Holland and Knight to close and they were very expeditious. Email me if you want the phone #
 
Personally, I'd use a closing service and get the title insurance, at least for a full contract. The $600 or so total (closing plus title ins) is well worth it on a purchase such as DVC. I found the closing info but it doesn't give me the address to sent it to. I can send it to you by email if you still would like it.
 
Since Timeshare Store handles everything for me - I guess I'll be giving them my BCV points to sell. I'm not wild about the fee they charge to sellers, but there is no forum for buyers and sellers for Disney points to come together.

Otherwise, I'm not sure I agree with you on the lack of other options. You can auction on Ebay, list on TUG or any one or multiple free listing sites.

But if you can sell it yourself, I would just call Nancy Spohn, Timeshare closing manager at Holland and Knight which is a large law office with a branch in Orlando- they got the deal closed for me in 2 1/2 weeks.
