BWV Boardwalk view studio available for 10/31/18 but unavailable for 11/1/18.

Common sense would say that anybody booked for 11/1 at this point would also have to be booked for 10/31.

What are builder points? I assume promotional points for the new resorts? Are they even offering those anymore / have they recently?

Even so, I didn't think anything for anyone was supposed to be bookable before the 11 month window opened? I know they will "help" a new member, but I didn't think they were supposed to do that before 11 months out and I thought it was done by pulling from cash inventory.
 
They could be taking some rooms out of inventory for repairs or maintenance. But that seems unlikely. You’re correct; it should not be possible. I’d call and try to book it, and ask for a manager to explain why it’s not available.

Disney retain ownership of 2-5% of every sold out resort. The points they hold are used for maintenance units out of inventory, but also for some of the units you see bookable via CRO. These units can be pulled from inventory before 11 months; Disney's point bookings do not follow the same rules as those applied to other owners.

The cash inventory for DVC units is created from points -- points held by Disney. And that inventory is created before 11 months. It's not Disney people scrambling at 7:59 to book specific units, and it's not "whatever is leftover."

I'd say that's very likely the case.

Rooms are likely rotated out of inventory automatically to accommodate preventive maintenance. If you don't have a procedure in place to pull those rooms at 11 months, half of the resorts would NEVER get any attention. DVC's maintenance ownership (the 2%) is used for more than just wholesale refurbs every 15 years.

Could also be due to rooms pulled for RCI or CRO. It's pretty well established that those rooms are removed from inventory before the 11 month window.

That's not completely accurate. They can pull rooms for maintenance and the like but for things they simply reserve to use or rent, they have to follow the same rules. They still have an advantage since their on site/inside but technically it's the same rules and process.

There are frequently DVC units at sold-out resorts on the booking site at 12 months, so I am not confident in the truth of your statement. Unit hs to come in somehow.
 
There also are glitches in inventory. People have run into that before. That is probably the most likely reason IMO.

They can anticipate them including breakage as far out as 11 months. But if they were to reserve as a member, as they have to do villas to use for other things, they have to follow the rules. If they didn't, they'd open themselves up very quickly. I suspect their anticipating availability and as I said, they still have an inside track regardless.
