How Does Renting Points Work?

I have been a member of these boards since 1999 and I have seen lots of talk about renting points from a DVC member but I have never actually researched it. I was just thinking that perhaps this would be something I could look into for our trip at the end of this year but I had a few questions.

Also this would be a good opportunity for us to check out a DVC property. We figure that we will probably buy into DVC within the next 5 years or so but we don't feel ready to commit just yet! ;)

Is it too late to rent for late this year (late November/early December)?

What is the going rate for points?

How much communication needs to take place between the DVC owner and the renter?

How is payment usually arranged?

Is there any way to guarantee that the DVC owner has actually made the reservation and is not just taking money without making a reservation? (I tend to be a bit nervous about stuff like this).

Is the reservation in the DVC owners name or the renter's name?

Chances are yes, depending on what type room you're looking for, because Thanksgiving/early December are popular times for DVC members. You'd probably have to waitlist.
What is the going rate for points?
Right now it seems to be $10 per point, unless someone needs to rent their points quickly for whatever reason.
How much communication needs to take place between the DVC owner and the renter?
Depends on the owner and renter. Once the reservations are made everything is pretty much done so occasional e-mail contact should suffice.
How is payment usually arranged?
Depends on what the owner and renter agree to beforehand. I asked for 50% at the time of renter's receipt of written confirmation and the remaining 50% 60 days before the start of the reservation.

The reservation will be in the renter's name; however, the written confirmation is sent to the owner. When I received the confirmation from Disney I sent that confirmation to my renters; they in turn sent me payment.

Other owners may handle their transactions differently.

I have points I'm planning to rent soon. The reservation must be after October so if the renter cancels, my points will stay in my use year, and I wont lose any of my points. The same questions as you but from a renters perspective.

Don't be to sure about not being able to rent points for November and December. I have always got what I wanted through the wait list (even in December). People are changing and cancelling their reservations all the time. If I wait listed your days, and couldn't get the entire reservation, a few months before you are to go than my existing points return into my use year (October). You wouldn't be out any money, and I could keep my points for myself to travel.
