How does DVC announce new properties?

Please don't say via a a press release...can anyone remember:

Wondering how long does DVC usually take from announcing a new resort to the first guest staying there?

I realize that SSR is slowly opening in phases. Did the others take as long to construct/occupy?

Do they start selling TS's immediately?

Do current members get a pre-sale?

Are incentives usually offered up-front, or later on in the sales life of the site?

For the last three resorts:
VWL sales began in December 1999 and the resort opened 11/15/00
BCV sales began in March 02 and the resort opened 7/1/02
SSR sales began 8/4/03 and the resort opened 5/27/04

As far as the incentives go, I purchased my ownership in BCV in March '02, which then opened in July '02. They had several different "Pre-Opening" incentives at the time I purchased. Incentives then continued after BCV opened.

SSR is taking longer to construct simply because this will end up being the largest DVC resort.

When I bought BCV, sales were also taking place at the same time for HH and VB. If I remember correctly VWL sales had just ended. I suspect though, DVC would not announce another project until the SSR project is nearly complete.

DVC occasionally announces projects that never happen. Most notable was the Newport project in California in the mid '90's. Also, in late 2001, the resort at Eagle Pines was announced but never built. I think Eagle Pines was set aside when the old Disney Institute property became available for what is now SSR.

Here is the cycle for SSR but keep in mind that it is probably a market driven activity that varies with each resort, the amount of inventory they have and the strength of the market at that time.

8/4/03 - 10/31/03 -- $89 less $10 developer credit
11/1/03 - 3/4/04 -- $89 less $5 developer credit
3/5/04 - 5/8/04 -- $89 less a credit if you forfeit first year's points
Since various minor incentives that others may be able to list. Then they had Friends and Family late last year and early this year for 15% reduction in pirce (probably the best deal since 3/4/04 when the developer credits ended).

The best time for any resort is at the very beginning of sales for the resort. There may be incentives later on, but it is unlikely anything will beat the opening price.

For those very smart folks who were early purchasers at OKW the free park passes till end of 1999 was the best deal ever!

Thanks again, I was wondering if the current sales incentives were the best offering.

I assume that in the past, all points bought from DVC directly, for all DVC resorts - whether initial purchases or add-ons, sold @ the same $ amount.

Do wonder if they will ever get into a two-tier type of deal, ala DVC I (existing resorts) & DVC II (CR, AK - whatever) w/different point costs & restrictions as to surcharge for non-home points usage?

IMO, think they'd probably avoid the large SSR type & concentrate more on "boutique" properties added to to existing deluxe sites. Think there is a market willing to pay prem. for those sites. Not saying they'd be "better" than SSR just would have more of an appeal for buyers wanting the cachet of their fav. del. properties.

Regardless, probably time for me to start saving for next best thing.

The DVC resort at Eagle Pines Golf Course was announced on July 23, 2001, with "an estimated opening in Spring/Summer 2004."

The Disney Institute site became available when the already floundering, outdated Villas at Disney Institute closed entirely after September 11, 2001. The newer check-in facility, spa, and other central campus facilities of the Disney Institute were reused for SSR, while the villas (from the early 1970s) were demolished to make way for the new SSR villas. The theme of the Disney Institute campus essentially determined the theme of SSR.

There is no reason to believe that the Eagle Pines site is not still on the WDW master plan as a DVC resort site. But that doesn't mean that Disney Vacation Development will begin construction on the Eagle Pines site immediately after SSR. I'm willing to believe that the rumor of a DVC resort replacing the north wing of the Contemporary is likely to become a press release some time in 2006 and a reality some time in 2008.
