It sounds like there may be other issues, but a friend of mine bought a house with a nasty smell and rented an industrial ozone machine to clean it out. No one could be in the house for a bit but the home smelled brand new when he was done.
He's a real estate agent and I guess recommends this for a lot of his clients.
