How do non DVC members rent villas?

All my disney books mention Villas can be rented by non-members. But they don't mention how. Can a travel agent book us a villa at WL? Are there any timelines involved - I would think DVC members would have first dibs. Any info would be appreciated. We're not sure if we'll stay at one but we are researching all our options.

Right now, we're interested in the Poly for a May 2007 visit. But for around the same price of the Poly we could get a villa with more space plus our own washer/dryer & kitchenette. With 3 kids age 6 and under - this sounds great! Thanks in advance for the info.

You would have to contact a DVC member and arrange to rent their points. A good place to start is here and on the Rent/Trade board.

Its best to start the process as early as possible because depending on when you go availability could be limited. 11 months out is best.

All of the DVC villas can be booked for cash through CRO/WDWTC, so yes, a TA could do it for you. However, availability is often limited at the sold out resorts - VWL, BCV, BWV & OKW. Some times of the year, it will be easier than others to book a villa for cash.

Anothr option is to rent directly from a DVC member. That is a private transaction between the owner and the renter. If you are interested in doing this, hopover to the Rent/Trade Forum and read all of the information in the "Sticky" threads (at the top of the page). Renting involves a degree of trust between strangers and is not a good value for everyone, so do your homework.

Note that cancellation policies vary between owners - most consider renting a non-refundable transaction, so you need to be very sure of your dates or risk losing your money.

DVC members and those who rent form them do not receive daily housekeeping.

The best bargains are for weekday rentals (Sunday - Thursday nights) at one of the DVC reosrts. If your stay involves a Friday or Saturday, you probably will do better booking through CRO/WDWTC.

The corporation holds about 5% of the points for breakage (having to take a room out of service for maintenance or problems). Then, whenever a member wants to trade out of DVC into one of the other timeshare companies or into one of the other Disney accomodations, the points have to sold to recoup the cost. So Disney takes the villas that these points would cover and rents them out to get money to pay for the member's out of DVC reservation.

So, yes, DVC members get first dibs on any points reservations. Anyone can get first dibs on cash reservations.

I don't agree with this post. This is not how I understand breakage. Breakage, from my knowledge, could be wrong, is points that go unused each year. Those points were lost so to speak due to people not banking them and not using them up. Those "breakage points" are added to CRO inventory to be rented on cash. Where you are getting confused is this, DVD or DVC whatever term you'd like to use, retains ownership of 2 - 4% of the total inventory. That 2-4% is used for some cash rentals as well as substitute rooms when a DVC room is taken out of service for, say, a maintenence issue. Now, when a member trades out of the program such as a II trade, DVC puts those points into cash inventory to in essence pay for that trade. Someone please weigh in here if I'm wrong.

OP, anyone can book a DVC Resort or really any timeshare on cash. For DVC Resorts call CRO or book online or use a TA. Hope this helps and not confuse things further.

Thanks for all the information. To be honest this points stuff sounds too complicated for me plus having to rely on someone I don't know to rent points - not for me. But thanks for the info - we'll just go with a cash reservation. Best to you all.

There are a few flaws here. As noted, breakage is unused inventory at 60 days out. DVC may own a few points but there is no indication they use those particular points for rentals. II & BVTC exchanges don't involve points rentals but the DC, DCL, CC and others do.

2006 prices

a 1-bedroom at VWL for May $453 + taxes $505 - renting directly through CRO or a TA.

a 1-bedroom using points for May (only Sun-thurs - not fri/sat) $280 ($10 a point) up to $392 ($14 a point)

this is not a little bit of money.....

you are better off renting directly from CRO for fri/sat nights

that complete depends upon the front desk. You can ask the DVC member to link to your CRO reservations - MS can sometimes do this....

or at the front desk ask that you not be moved - show them all your reservations number. most of the CM here are great - but one person goes out of her way to make you panic....she is not a happy camper....

Officially, they can't link a CRO reservation with a DVC reservation. You'll need to give CRO the DVC reservation number to put on your CRO reservation and DVC the CRO reservation number to add to your DVC reservation.

Then when you check in, make sure you have them linked. Otherwise, you will probably have to move.
