How Busy is January usually??

Hi all,
I'm a new soon to be member (passed ROFR and just waiting to close) and I will have some points I will need to use by 04-01-07. For my family our prefered dates to go for our 1st Disney DVC vacation would be Jan 14-20 or Jan 21-27 and I was wondering if this is an unrealistic pipe dream to have a 1 bedroom available at this time. ( any resort would be OK),

Jan 14th dates are during the MLK weekend, so it will be busier. You should be able to get something either time, but the second choice will probably have more availability. I have a ressie for Feb. 4-9 and tried last week to change it to Jan. 29-Feb. 2 and the only availability for a studio was at OKW and SSR. I decided to keep my original ressie for WLV the first week of February.
 
Most of January will be low crowds.
 
My waitlist for a 1 br on 1/15 just came through...and I had only recently gone on the list. If you are flexible on location and utilize the waitlist, you should get something over the MLK holiday. :thumbsup2
 

I know that as of yesterday there was a one bdr available at BWV for Jan 17-22. We are waitlisted for a studio. Hope you get what you want. :sunny:

It looks like we are on a similar schedule - based on this post and the "Passed ROFR" thread! I'm also waiting to close and am looking to book anything available the week before you. I can tell you when I called last week to check in and get a feel for what is availabe, they had 1 BR and 2 BR available at SSR and OWK - but that was it. I don't have my additional points yet and not enough points in my current contract to book, so I'm waiting for my closing as well. I'll cross my fingers for both of us!

Yes... we had points at Wilderness Lodge (75 pt contract) bought last December. We learned quickly that it wasn't enough (not in a million years would we have anticipated that as it is only DH and myself - no kids - and we typically only take 4 - 5 day vacations to Disney (in the slow season!) Well, we used it for the concierge collection and next year we want to take his extended family (parents, siblings, nephew) and, voila, more points needed!

So we are waiting to close on our 170 pt contract. We were supposed to sell the original 75 point contract, but we've managed to talk ourselves into keeping it! Didn't take much! :teeth:

By the way, called our resale agent and they explained that we are in step 1 of the close (where they wait to get the estoppels from Disney - usually 1-2 weeks), then they put together closing docs (we sign / seller signs - should be quick if seller is responsive), then they submit to Disney so they can get it in their system (1-2 weeks). Personally, I'm hoping everything goes much faster... I've got vacation plans to make! The waiting is the worst. :surfweb:

Ok I feel really stupid right now!!! :rotfl2: That's the reason we are going that weekend. DS will be home for college and wanted a trip. So we planned for that weekend, leaving thursday and coming home monday so that DD didn't have to take off more time from her school.

I guess everyone has a brain fart every once in a while!!!!

Maybe I should call TTS and see if they know where my closing is in the proccess. I called the closing company last monday but all they said was the title came back clean and we should be able to close by the contract "close by" date of 12-06-06 but to me it seems that is much longer then it should take considering the closing estimate was based on a possible 30 days for ROFR which only took 8 days.
 
Talked to TTS last Wed. and was told paperwork was sent to Disney but not receives back yet at that time. I was told to call back if I didn't receive an email by next week (this week coming) and I haven't so I will be calling on Mon. to check in. Unfortunatly I think my window for a January vacation is closing quickly, if not already closed. :sad1: :sad1: :sad1: :sad1:

Keep me posted with how you make out. We are still on the same path with this and I haven't heard from our agent. I'm scheduled to call them on Wednesday if I don't hear from them sooner. Luckily - we are willing to stay pretty much anywhere - DVC property or otherwise at WDW (fortunately we've got extra points to accomodate one of the other resorts) - so we should be able to find something available in January. But I agree - the DVC resorts seem to be filling up. All fingers and toes crossed!

I received my closing docs today in my email. :yay: :yay: :yay: :yay:
My wife and I signed them and sent them back next day mail with a bank check so the closing company should have them tomorrow by noon. I know Tom from TSS checks in on these threads from time to time and I wanted to give MAJOR props to Jamie over there. I've been an annoyance to say the least trying to get this sale completed and she has been nothing but sweet and helpful. Actually I called her on monday and she called the closing co. and called me back to let me know they were still waiting and should hear back from Disney any day. She then called me back about 45 minutes later to tell me she had just received the docs from the other co. and I should be getting them today. :cool1: :cool1: Also want to say Nancy from the closing company also did a great job. Now I can't wait to make my first ressie.
 
Hi--I don't want to rain on your parade but this is how our recent closing went. The first set of closing papers had errors. I immediately called the closing company and was assured the papers would be corrected immediately. We were at Disney at the time and didn't see the new papers until a couple days later when we got home. The second set of papers also contained errors. I immediately called and they were corrected right away.

I went to the bank the same day (Oct. 2) and sent the papers via Priority Mail and they were received two days later. Two long weeks later I called the closing company and was told the sellers had not returned their papers. I called TTS and the agent called the sellers who said they had the papers and were "getting ready" to return them--which they did right away. The closing took place within a couple days of the seller's papers being received. At that point it still takes ten days to get into the Disney system. I was finally in the system by the end of October. I received the original recorded deed yesterday.

In my opinion The Timeshare Closing Services (not to be confused with The Timeshare Store) is the weakest link in the timeshare resale transaction. I received incorrect papers twice for this resale. When I purchased a resale in early 2005 I had to call to have those papers corrected as well. A warning to all--Make sure you read every page of your paperwork. The number of contract points varied from page to page.

I already had a reservation for late January but the new resale had banked 2005 points that I needed to use for this reservation if possible as I will not be able to use them at another time before they expire at the end of July. I was able yesterday to modify my reservation and all is well. By the way, I changed resorts and released the three BCV days I had for Jan. 30, 31 and Feb 1. I hope this fulfilled a waitlist request for one of you! :)

Sorry to hear your paperwork was not correct but we did check ours and it was accurate...all pages.

Again sorry for your holdups but it sounds to me like you had a lazy seller which is no ones fault but his. No closing company in the world can force someone to sign the docs. IMO, I wouldn't have waited 2 weeks to find out what was going on. As it is I have called both TTS and TCS several times which maybe why they made sure all my Docs were correct...they were tired of hearing from me soooo much..lol

CONGRATULATIONS!!!!

I can't wait to hear when you make your reservation and where you'll be staying. Disney provided the estoppels on our contract this past weekend. So now it is fully in the hands of the closing agency (we are using Timeshare Title and More - I'm hoping they keep things moving pretty quickly!) I called them on Monday to see if I could get any info, and they assured me that they would get the closing docs over to me as soon as they could - isn't it terrible that that just isn't quick enough!!! :sad2: Vacation planning just shouldn't be this stressful! :crazy:

OHE STEP CLOSER....
I called the closing company today to make sure they got my check and was told not only did they get my check, but they also got the sellers paperwork back already. The closing agent said the sale should be closed soon (Possibly Friday, if not probably Monday :cool1: ) Good Luck to you on your closing...I hope it goes as well as ours seems to be going at this point.
