house

wow both properties look lovely, but i guess you've got your reason why you want to move...are they far from each other?

no not far only a 10-15 minute walk. i have been in my house for 10 years so i feel it's time for a change.

Good luck.I know homes everywhere seem to be on the market for quite a while at the moment,

Lynn :thumbsup2

Good Luck ~ Both properties look lovely.

thank you for posting the link-facinating to see how homes are marketed in different parts of the world! here there would be tons of general info (total square footage of house and lot) but none of the specifics on individual room dimensions (very nice-it would be great to know before looking at).

the link was also interesting for me to see how the purchasing process is different-here step #1 would be to get the mortgage/loan approval before you could get a realtor to show you properties (and the deposit is delivered with the offer to buy-refunded if they don't accept the offer).

both properties look lovely-best of luck.

p.s.-out of curiosity-once someone has made an offer and you've accepted-how long does it take to close the deal (and the actual move occurs)? around here the standard is 30-45 days.

If you buy a brand new home they want the ££££ within 4 weeks despite the fact the house is generally not yet built.

In general though it is usually 6-8 weeks but can take a bit longer or a bit less.

interesting-here you would put down a deposit and then when the house was near completion the lender would make you do all the inspections, appraisals and such to qualify for the loan/loan amount (unless it's custom through a private builder in which it's massive amounts all along the way).

your practice would turn our "speculative buying market" on it's ear-there are folks who "buy" (sign contract/small deposit) a property not yet built in a popular area, hold on to until right before completion when the prices have shot way up (or the units are sold out) and turn it over at a massive profit (never having made a payment beyond their deposit). some builders are now putting in provisions wherein a property can only change ownership a limited number of times prior to completion (there are some areas in florida where a dozen people have owned it over the course of 6 months to a year!).
