Planning on going to DLR for the first time in mid-May. It will be myself, DH, DS21 DS19. I’m having difficulty visualizing hotel distances from the parks. We are looking for a hotel that (in order of importance):
1. is walking distance to park entrance.
2. 2 queen beds (or 2 doubles and a couch).
3. moderately priced ($200ish/night- we have some wiggle room here)
4. Breakfast included (not a deal breaker)

I am also looking for advise on which days of the week are best. We’re planning on spending 4 consecutive park days with park hoppers and will probably get Genie+ for two of the days. We’re hoping some of the nighttime shows/fireworks will be back.

The closest places are on Harbor Blvd. between Katella and the HoJo. 2 Best Westerns , Tropicana, Desert Inn and Suites, Camelot, Fairfield, Candy Cane...... lots more.... try searching other hotel threads, people have posted maps of the area.
 

Look at Best Western Park Place Inn, Best Western Anaheim Inn, and Park Vue Inn, all are very close (5 min walk or less) and all have breakfast. If you are looking for night time entertainment, make sure you include weekend days in your trip.
 
At the ages of your group (I'm assuming you aren't 60+ with the ages of your kids, so please forgive me if I'm wrong), I'd consider Stovall's Best Western on Katella.

It's a motel at the corner of Katella/West (which becomes Disneyland Drive as it crosses Katella). 15 minute walk (I'll come back to this in a minute). Definitely not close-close like those on Harbor, but also definitely not very far when everyone is adults.

They have 2 queen rooms, along with other configurations. (I haven't stayed in anything beyond their 2 queen rooms, as it's just me when I stay there, so I don't need more). It's not fancy, but it's not budget basement either. It has 2 pools and 2 hot tubs (I know you didn't ask, just thought I'd mention). Floors are still carpeted; I know this can be a deal breaker for some people. Beds aren't luxurious by any stretch, but aren't horrible.

They have a hot breakfast. The offerings vary by day. When I was there in Dec 2021, one day was biscuits and gravy, and the other day was build-a-breakfast-sandwich. Of course, they have other options too (cereal, pastries, etc). While it's nothing amazing, it gets me through to lunch.

Pulled up prices for May 9-13, and it's $750-850ish through Southwest.com, depending on refundable or not, and if you want to pay more to get more miles. (You don't have to be a SW Rapid Rewards participant to get this rate, I don't think, but it's free, so why not sign up? You can definitely look at the prices without signing up/signing in). So, in your price range.

The walk is easily doable if there's no mobility issues. It's all flat land, and you're on DLR property almost the whole walk. It takes me about 15 minutes (kind of slow walker due to joint issues). Basically you walk up (north) on Disneyland Drive past Paradise Pier, and to DTD. You'll enter on the west side of DTD, and walk the length of it to get to the parks.

It's become my go-to when we're not on a trip with our grands.

Going mid-May... Book as soon as you can figure out which place you want to stay. The closer to travel dates the higher the rate will be.

Something that helped me before my trip in 2019 was to do Google map views with satellite and then street view. I was able to get an idea of landmarks so when I arrived, I wasn’t lost getting where I needed. Things still looked a bit different, signs in new places or construction finished or started, but very helpful.

I am going again this September and will do the same to refresh my memory. My trips have coincided with the D23 expo so I stayed closer to the convention center.
 
IMO the Holiday inn Express and Suites, and Hilton Garden Inn/Home2Suites are unheralded, but certainly check off all your boxes-- with only a slightly longer walk (adults can easily manage in < 10 minutes. Take note that HGI shares with Home2Suites, but you have to buy the option of a breakfast buffet. Whereas Home2Suites has a standard breakfast included.

I'm wondering if anyone here can advise how the construction at DTD is affecting access on that side? We're considering a stay in that Stovall's area, and wondering if there'll still be straight-shot access on that side.

The Fairfield is over $400 a night for my dates in mid March! That's the most I've EVER seen quoted for a motel! OMG!!!

I booked the Hilton Garden Inn at $240 a night, when most in that same vicinity are charging over $400-$500!!! It was between that hotel and the Holiday Inn... lol, great minds think alike.

I've read about highway noise at both of those hotels, but since I'm a Hilton member, I decided to go with that one and do a mobile check in early and try to get a room on the non- highway side.
 
Yes absolutely. We definitely have wiggle room in price too, especially If it includes breakfast.

This one is often left out of the discussion, but check out the Best Western Plus Anaheim Inn. I make reservations way in advance as soon as they'll let me, which is 50 weeks out (yes, I'm that person), but we stayed there two years ago and are about to stay there again in a couple of weeks because we loved it. Not sure what the availability would be for your timeframe at this point, however.
