Hoping to become DVC member....? UY date

:thumbsup2 I need to say that I love this board! The information is extremely helpful.

I am in the learning stages and hoping to become a DVC member soon. We have a strange situation my DH picks his vacation time at work every April(for the following 12 months). Picks go according to senority so he may not always be able to get the exact week offwe want. This becomes a factor when booking in advance. Can we control our UY date when we join? I would think it would be beneficial to have a UY date around April or May so we will always have points to plan with. Does that make sense to any of you?

Also, I know they are offering a deal on SSR now for $8 off a point. Do they regularly run specials or is this the type of thing to take advantage of? I was hoping to hold off until summer to Join. If specials are rare and unheard of maybe we should go for it now?? Any feed back would be appreciated.

I'm not to sure if you can pick a UY date when you buy at SSR. We just recently bought into BWV and the UY was already pre-established. Current SSR buyers can answer this one....As far as the actual UY date..I've posted this recently..for me its not the UY date that gets me its the banking deadline. For a May UY I think your 100% bank deadline would be Oct 31st. So if your using current UY points, anytime between Nov 1st and April 31st, for a vacation and had to cancel you could loose some of those points if there not used by April 31st.

Specials come and go....nobody I don't think knows whats next. SSR will be increasing to $101 per point at the end of the month. The $8 rebate may stick around though. Friends and Family was the best promotions I've seen, unfortunately that ended Feb 1.

A use year is not ordinarily a big thing. I have found it easier to have a use year a couple of months ahead of when I normally go, so a Feb-March use year works well for a Spring or Summer vacation. My August use year works well for Fall or Christmas. The important thing is that if you need to cancel, you still have time to use the points afterward.

Don't worry about banking deadlines, either. Most of us use up our points! :thumbsup2 After the first couple of years, I never banked more than a few points, anyway! If you use ANY points at all, then banking deadlines won't be very important, so, for example, if I only have 20 pts to bank, I can do that right up to the end, since banking amounts apply to the total pts. On a 200 pt contract, 20 pts is 10% of the contract. Usually, I know before December that I won't be using 20 pts before Feb. so I bank them right away. If I should need those pts, I can always borrow from next year. pixiedust:
 
I didn't realize until today that the banking deadline is for all your points. So if I have a 310 contract, a Aug UY and Jan 31st is my 100% bank deadline and I have 75 points left to bank.....technically I wouldn't have to bank them right away by Jan? What would be the deadline? So if I used 155 points leaving me with 155 then my true deadline would be March 31st to bank all the rest??50% deadline.

Can you book at 11 months out if you haven't gotten your points yet for the year? I believe I read that you may borrow from the next year, is that correct? I ask because if we have a sept UY however want to book something in April or May for say Feb or Mar(10-11 months later) can we book without the points or do you have to already have the points before booking(we would not recieve enough until Sept)

Also, what are the typical closing costs for resale??

It sounds like your stay is going to fall in the next UY. You will have points by then and you can book on the new allocation at the 11 month window.

You need to have enough points in the same Use Year as your reservation dates to cover the reservation. If you purchase a Sep Use Year then:

2005 UY points are valid for stays during 9/1/05-8/31/06
2006 UY points are valid for stays during 9/1/06-8/31/07
2007 UY points are valid for stays during 9/1/07-8/31/08
etc.

So if in Apr '06 you want to make a reservation 11 months out (for Mar '07) that vacation falls within your 2006 UY so you would use '06UY points to "pay" for the reservation. You could also bank some/all of your '05 UY points into your '06 UY and use those points for your all/part of your reservation. You could also borrow '07 UY points into your '06 UY and use some/all of those points for that stay.

The closing costs vary based on the size of the contract. If you are purchasing 150-175 points from The Timeshare Store (this board's sponsor) I believe the closing costs are around $500. They charge less for smaller contracts as described in this post: http://www.disboards.com/showthread.php?t=915227 I don't know what the costs would be for contracts larger than 175 points but if you are considering purchasing a large contract I'm sure they would be happy to answer any questions you have.

Thanks for posting this I am trying to learn everything I can about DVC before buying and this answered one of my questions. I thought the percentage to bank was on the points remaining so THANKS
 
One of the frequent posters here (VAScubaGuy) set up a really handy website for DVC Members: http://members.cox.net/disneyvacationclub/ If you are thinking of purchasing, it's worthwhile to spend some time reading through the info on his website. It will answer a lot of questions you haven't even thought of yet!

There is a good discussion of banking and borrowing on the website. The home page has a menu over on the left hand side. Click on "DVC Membership Info", and then when the page loads click on "Understanding Vacation Points" to read about banking and borrowing. There is also a chart of banking deadlines on the "DVC Charts & Calendars" page.
