Home resort ?s and what if Disney sold a home resort?

Hi again everyone. :wave2:

Other then being able to make reservations 11 months prior to check-out date at your home resort, what other benefits are there for booking at your home resort, if any?

Also, what happens if Disney sold one of their off-site resorts like Hilton Head or Vero Beach - what happens to the DVC members who bought into these properties? Would they loose their DVC membership? Do they receive proceeds from the sale? Or, is their membership transferred to a different Disney resort, which would then become their new home resort?
 
While it would be unlikey to happen, according to the paperwork if a resort was sold to another company, the owners there and the resort would no longer be part of the DVC system and would become part of the new company's system and subject to whatever rules they set up. What I think would not change would be the percentage of their resort they own, and unless the new company keeps the DVC point chart they would still be subject to the same type of rules for maximum set number of points for that resort...for instance, if Marriott gave 3 points per DVC point, then the point chart would be tripled, and the "max" points available on the point chart can be tripled, but the overall use of the resort could not change...except as originally sold. In otherwords, as now, the points could be re-allocated but the maximum overall points for the resort would have to remain the same.

So do you feel it's less risky to purchase an on-site DVC property, or should a buyer feel quite comfortable purchasing a Hilton Head or Vero Beach DVC membership? I was also wondering why resales of Hilton Head and Vero Beach cost so much less than any of the resales for on-site DVC properties?

None that I can recall. And according to the contract we signed, Disney can change the home resort booking advantage to as little as one month.

Yes. Those who bought at the resort that was sold would still be able to make reservations at that resort, but would lose the ability to make reservations at any of the other DVC resorts (unless they had points at one or more of them).

No. If Disney sells one of the resorts, the buyer takes title to the property subject to the existing leases. DVC Members essentially have a deeded interest in a right-to-use lease. Members would continue to use the resort (according to the contract they signed at purchase) until their lease expires.

No. Those who own at the sold resort would be free to sell their interest and buy into DVC elsewhere, though.

If you like HH or VB and would be happy staying there. Then buy there.

If you want WDW especially during DVC demand time Dec1-14, food/wine festavial, Thanksgiving - then buy at WDW (someone added spring break-but I can still get spring break) - these time go pretty fast at the 11 month. definitely by the 7th month most are gone.

now there is always a chance of someone canceling. and that does happen.

so your chances are zero.

however if you like to travel during Sept - then VB or HH are great. So far Sept or Jan are pretty easy months to get - follow by May, April (except for easter and the week before it), the 2 weeks of feb.

feb starting at President week and going until the middle of April is spring break. some weeks are easy to get others are impossible.

summer is generally not hard. but I don't want to be at WDW when it is the hotest....summer is generally very, very hot.

remember that DVC demand time and general public demand time are not the same.

I also want to add that if you're looking into buying at Vero because of the less expensive cost to buy-in - you may want to consider that the maintenance fees are VERY high - you will only buy in once - but your home resort determines your maintenance fees for the life of the contract!

Oooh, yes, I agree that's a very important thing to consider. Thanks for reminding me of this. :wave2:
 
While I don't agree that it is so important to buy where you most want to stay, I think it is very important to buy where you will be happy staying.

I think that I might like staying at the Beach Club or Villas at Wilderness Lodge the most (unless I have a number of people with me that is close to or at max occupancy, where the extra square footage is really of value).
However I know that I am still going to enjoy my trip, and be happy, if I end up staying at OKW.
Therefore it was worth the reduced cost (both in initial purchase and in dues).
