I was reading that you lose a lot of the discounts when buying resale, so I was apprehensive. We'd like to eventually use the points or other trips outside of WDW.

Most members don't use their points outside of the DVC system because it's usually a very expensive way to access options like DCL, ABD, the non-DVC resorts at WDW, etc. You'll generally save a lot of money by just paying cash for those vacations, as opposed to using points. There are also sometimes limitations on the use of points for exchange options (certain sailings of DCL not available on points, for example).

Discounts & perks are not part of your contract or membership, whether you buy resale or direct, and they can be (and are) taken away at any time. The only one of any value, currently, is the AP discount, and that'll go away the minute it's no longer profitable for Disney Parks to offer it.

The bottom line is, you're not really losing much of anything that's of value by buying resale.
 
I just wanted to know if the option of home resorts for new buyers changes every year.

The resorts offered to direct buyers are the ones they're holding a lot of inventory for, so they need to sell them off. Either newly built resorts, or older resorts that are not selling quickly.

The resorts offered for direct sale change as they build new resorts.
 
If looking at vero beach, off site, the difference in mf's is $2.61 per point compared to the overall most economical on site property ssr. So at today's rates you will spend $261/year more for the same 100 points at ssr. In about 7-8 years the initial savings is eaten up in mf's. Vero beach and other off site dvc properties are also more prone to potential hurricanes and thus special assessments that lead to higher mf's. Obviously no one can predict the future, or weather, but in general the off site properties have a higher potential to lose resale value - that's why they're so much less now than onsite. All that aside the biggest reason I see is the 11 month booking window. Aulani is a large resort that's still selling. Those owners are now in the mix of competition with hhi and vb for on site 7 month window. I own some Aulani subsidized with the lowest dvc mf's but I'd never purchase Aulani if the sole intention was to try and use those points exclusively at wdw. I know that sometimes I might get to use the Aulani points at wdw but I don't plan on it being available. The best advice I've read on dvc purchase is to purchase the resort that if you had to stay only there, you would be happy with. For many that's ssr. Reasonable buy in, 2054 expiration and low mf's. When ssr points can be used for other properties it's a bonus but at least they're guaranteed an onsite stay at 11 month mark. If you want to stay in studios other than ssr, best to buy at the resort you want even if it's more expensive upfront. AKV value and club level are extremely hard to get even for AKV owners at the 11 month mark. Same with GFV and all properties during popular dvc times.
So here's my big DVC question. We're looking at resale as well and have noticed that the off site resorts are a lot cheaper per point. I understand that if it's not your home resort that you can only book 7 month out, but is that the only limitation of opposed to buying onsite?
 
I am Planning on buying direct for 100pts at BCV one of the reasons is the perks also we plan on using the points to go elsewhere like Paris or Japan would we be able to do that if I bought resale? also is there a list of vacations spots where we can use the points?

With 100 points you will be lucky to get 2 nights in Paris not a good use of points.

Buy the resort you love and if you must buy it from Disney if not buy resale. Don't limit your options to whatever resort their salespeople are trying to push.

When you add in dues, VB & HH will be more expensive long term than SSR and likely than several others as well (OKW, AKV, BLT and possibly BWV). Not having an 11 month window is a big deal. I'd only buy off site if you need both and the other option is more difficult to get and/or more important to you.
 
We're close to moving forward with 220 point resale for boulder ridge / wilderness. June use year. We love the resort and would be fine staying there always. We also love many of the other resorts. Does anyone see an issue with use year or size of contract? Priced at 85/pt with 80 pts this year and full 220 onwards. At some point we may look to buy a small contract direct.

Is wilderness usually in high demand on the rental or trade market? I could see us trying to get cash some years when we don't travel to Disney or wanting to swap for 11 mo window at say BLT, HHI.
 
The key is to time their rental to people looking for a Thanksgiving-New Year's stay, so, renting them in January at 11 months.

BCV, we rented there years ago and fell in love ever since. been wanting to buy but the time just never seemed right now we are able to and would love to buy there. We love the Marketplace and just the atmosphere brings us smiles.
