Hello everyone,

I have just been through an exhaustive search for a vacation villa. Finally, after 2 weeks of emails back and forth with 18 different owners, we have picked our villa.

What I have learned may be of value to those who are looking.

I decided to stick with vrbo.com - It was much easier to deal with one site than two. They have well over 500 homes listed in the Orlando area. Most are privately owned, but managed by an Orlando realty company.

1. Decide what amenities you desire before you begin your search. We desired a 4BR/3Bath with a VERY private pool that was not only screened but fenced in as well. We also made a list of "perks" like number of TV's, satellite/cable, jacuzzi/hot tub, bed arrangement, washer/dryer, etc.

2. Set YOUR price and stick to it. We set a limit of $700 for a 7 night rental.

3. Let the homeowner know what your spending limit is. Even for homes that were over our limit we made inquiries. All they can do is say no.

4. Be polite. Remember, these homes are very expensive homes that the owners use as their own.

5. Once an owner replies to your inquiry, be as specific on your needs as possible.

6. Ask the owner for additional photos and/or a personal website.

7. Ask the owner who manages the property and if you can talk with the management company. This will relieve ALOT of your fears

8. Make sure you look to see if the taxes are included in the price quoted.

9. Book It !


We were able to get a 4 BR/4 Bath with everything you could imagine - 6 person hot tub next to the pool - 5 TV's on satellite including a 54" high definition TV in the great room- 18X38 screened in pool with a fenced in back yard, with a cabana and misters and a wet bar, with poolside TV and stereo player - Full kitchen - Computer with internet access - 2 play stations w/20 games in each of the "kids" bedrooms - 2 master bedrooms each with jacuzzi tub and king size beds ... And lots more!

We pulled this off with persistance. The price for this was $650 including all taxes... The price listed was $900.

Why anyone would stay at ANY hotel is beyond me. As a family of 5, we would have to get 2 rooms, that would have cost us MUCH more than a home.

Hehe... I have a friend who is a property manager for high rise office space. She gave me many tips that proved to be worth their weight in gold !
 
That sounds fabulous! Ever since we had our third child, my husband has wanted to do this. It just seems so overwhelming to chose a place. Can you tell me please, how far is it from the parks? Thanks & enjoy!

There really isn't much more "work" in this than reading through hundreds of threads about hotel rooms :)

The home we are renting is 7 miles from Disney Maingate in a subdivision called Ashley Manor.

I especially agree with #7, talking to the local managing co. I did this and the woman knew exactly which house I was asking about. It made me feel much better.

Would you mind sharing which property number you're renting? The house sounds great, and I'd like to take a look at it. I really like the dual master's suites and the four bathrooms!

I would LOVE to... But... The owner asked me not to because he would not be able to give the same deal to anyone. He said he fears he would be bombarded with emails and afraid he would make people mad. I must respect his wishes. I hope you understand :)

I booked my villa earlier this year through a UK website www.villa2000.com or www.frbvo.com
did write to a few owners they were all very helpful with any questions i had and then i booked the one we liked ,no problem just sent a deposit and we have to pay the full amount 8 weeks before we go .
Just been to have a look at the website again and they have over 400 in the Disney area and a great selection for anyone going to the Gulf Coast and a couple of villas on the East Coast .
From what i can see all the villas are privately owned and they also have a great offer on the 10 Disney tickets £190 adult !!! they also offer carhire and travel insurance ,not booked mine yet because still saving for the holiday!!!!!

I really can't believe the price you paid. The owner must have had an empty week and did you a fantastic deal - I must have a word with him ;)

SBClifton - just so you know, there are houses out there with three master bedrooms ! And 5 / 6 bathrooms !!
 
Thanks, FLeisure! I had pretty much decided on trying the Beach Club Villas for the first time (partly because of Stormalong Bay), but now it's starting to look like we'll have 12-14 people on our next trip instead of 7 or 8. That will definitely let the BCV out (I sure can't afford two of the suites). I checked your site and really liked one of the 6 BR houses in particular.
 
Seems you have quite a group to organise !! 6 and 7 bed homes go very quickly so make your minds up quick !! :D
