Home construction price question....has anyone done this in their home?

Hi all. We are looking to buy a house. In this home, the kitchen is on the 2nd floor, along with the dining room. I would like to make sliders going out of the dining room onto a deck off the back of the house, 2nd floor. Has anyone ever broken through a house in order to put sliders to the outside? I am wondering what cost I am looking at to do that, since I would have to work it into the final price of the house. I have NO IDEA what something like that would cost, seeing as I live in a condo, lol.

Has anyone ever done this? I don't know what the deck would cost either, but it's more the cutting the hole in the house and putting in sliders that I'm looking to price.

we had this done... is the deck already built? the cost will depend on the size and material of the deck... We had french doors installed where a wondow had been in our dining room and a deck coming off of the French doors with stairs leading down to the back yeard...The whole thing was $20,000

I was hoping for something in the $10,000 area. lol But that sounds exactly like what we want. There is no window there right now, however. But we want the doors, deck, and stairs down to the backyard. Thanks very much for the info! Hmmm.........

DH (who is a contractor) says about $3500.00 (basic sliders), more if there is heating or electical that needs to be moved. Thinks the deck would probably cost about $12-$16 a square foot depending on materials chosen.

our deck wasn't very big and was made of real wood rather than composite... I think sliders are cheaper than French Doors... also, it could be cheaper in Jersey

one more thing---I did have them add exterior deck lights and exterior electricity--so maybe that added up too

Yes, 20,000 is a good number to work with. No way are you getting it done under 10,000 with deck included. Materials alone are expensive.

Are you planning on just plain wood or are you looking at no maintenence stuff? Reg. wood is cheaper but then you have the have to stain it thing.

Of course the price is going to vary with materials, size, etc. You can keep costs down somewhat but I would guesstimate high rather than low to cover yourself.

Not too long. Otherwise you get the silver patina and have to sand it down.

With this house we are in, we are going to be putting on a composite deck hopefully this year however it might not happen.

We put in stairs to the slider and are eating 650.00 on that. Blah. However it is worth every penny. I no longer have to take my 2 dogs out on a leash anymore to do their business.

If I'm not mistaken, the guy who owns the house (it's a custom house) is in contruction, so I wonder if he would do it and build the price into the house??

And aren't decks also made out of that Trex stuff? Is that maintainance-free?

Trex decks are the composite stuff. I think you may have to scrub them if they mildew, but they're much lower maintenance than wood. We have wood and I scrub it with bleach and stain it every summer to keep it looking fresh. Trex (and other brands) are considerably more expensive than wood.

We priced sliders for our house 10 years ago and the estimate was $3500 on the 1st story of the house and the hole was already there b/c we were replacing a French door. I would imagine you are looking at $4k-$5k.

Definitely do not get a wood deck at the Jersey shore. The wood end up splintering quite badly. DD was injured quite badly on a wood deck that was only a couple of years old. If you are going to do it, use a composite material.

What I did was an open concept. far too tight to put a table for our needs in the kitchen and a dining room we would never use...so the bilevel, second floor is a closed living room wall instead of open to dining, This gives me another wall to put furniture on. The kitchen is the full length. We walk into the area the table is at, then the stove, fridge sink are on the far end.

the doors are behind the table exit to the deck, French doors.
To divide the area and give social area, where the wall would have been we extended a counter out to sit at seats 3-4. Under it is a double wide cabinet on the kitchen side, and on the outer seating spot, in the dead space is a storage cabinet. we use are using 24" stools, NOT bar stools. so the height is consistant to the counters.

this open no formal dining has been the envy of many friends. I am not a formal person, especially to have a dining space I would never have used.
There was no price differnce.

In the master bath it would have been a shower; instead I had the linen closet shelf depth shorten a foot to fit a full bathtub in there also.
In the laundry room downstairs, I moved the bathroom window to the laundry room for light. I had two extra window added at cost to the basement family room in addition to the front double wide. In the garage instead of a window and open overhead doors, I had a side entrence put in.

disneymarie, I would love to do that in my house but when we have parties everyone gathers in the open diningroom and living room so as much as I would like the way it looked and gave me another wall, it just wouldn't function well for me. Instead I want to close up the doorway that goes into the kitchen from the living room and just have access from the dining room/area.

OP, I am really surprised that there isn't a slider and deck already there. I have never been in a raised ranch/ bi-level that didn't.

I totally agree! ESPECIALLY with a kitchen and dining room on the second level! This was a custom house, but for the life of us we CANNOT figure out what the builder was thinking! It's bizarre in a few different ways. My big deal was that I want to be able to BBQ and NOT have to walk downstairs, across the house, and out the back bottom sliders to get to my grill. I want it off the dining room area, close to the kitchen. Very strange!

The house across the street from us is a two story with walkout basement. The original owners did not put a deck off the kitchen/eating area. Must go downstairs to the patio off the walkout basement. Friends looked into putting in a deck and it was going to be about $18,ooo! Decided not to do it yet.

Eeek! lol Well we are going to look at that house again in about 20 minutes. Then we'll put in an offer that would leave us with enough money to do the deck cut-out from the house. If they won't come down low enough for us to have the money to do that, then oh well! On to the next one!
