As some of you may know, my husband and I recently purchased a new construction home, and it will be ready in Nov.

The identical model as the one we are building recently came on the market as a resale (built in '99). They had an open house on the weekend, so we went to see it and are really, really happy with the choice we made.

This morning I was talking to an appraiser that I work with frequently, and told him about the new house, etc. He just called me and let me know he did some checking, and the house the same as our already has an offer on it, after only 2 weeks on the market. The asking price is nearly $50K more than we are paying for the brand new model, including all of our upgrades! Ours has granite floors in the entry, granite counter in the kitchen, undercounter mounted sink, an extra door in the garage to the side yard, solid oak stairs, etc). Granted, their basement is finished, but that doesn't cost $50K! Holy crap!

I'm just excited because it's nice to know we (seem to have) made a really good financial decision, and will build some good equity right away.

Nice work Faye as for the finnished basement in teh London area to have your basement finnished by the builder is almost 50K it is robbery what they charge for it hereLOL. Sounds like a great place you are building.

We have the same thing here - we had our 2nd house built and moved in last August - we've finished the basement ourselves - builder wanted 30 000 to do it and we did it for 1/3 that!!

Our realestate agent came over for a visit and to see the house a few months ago and told us he thought we could get much more then we paid for ours too already!! On our last house that we had built new and just sold we sold it for 90K more then we bought it for and we lived in it for 7 yrs but we paid a whole lot more for the new house so didn't really make that much!!!

Have had to remind dh that we are NOT moving for at least another 14.5 yrs!!

Keep in mind that this is NOT the house I bought, just one exactly like it. Just imagine it with red oak stairs, and black granite countertops. Our cupboards are that medium brown (that sorta looks like a bronze colour, if you know what I mean).

We sold our house for $16,000 more than we bought it for 8 months ago! :goodvibes, so I understand the excitment you are feeling:rotfl: Problem is, we had to spend more to buy in our new location :scared1:

It took us 3 days, all of which we were on vacation for. Thank goodness for fax machines and cell phones:rotfl: . We had 14 showings in those 3 days. We bought (on the same vacation...long story) in the same neighbourhood, pretty much the same house we just came from. That added alittle more excitment to our already exciting WDW trip. :goodvibes It was nice to get it all over with in one week. :cool1:

That was an easy and fast sell for you Bea!! Ours took 10 days to sell and then 2 weeks after that for the inspection to be done and actually firm up the deal!! 10 days with 2 kids and a daycare too is way too long to have to keep a house clean!! Next time I do like you did and go on vacation I think - that was a smart move!!
 
Hi Neighbour, Fallingbrook south here. Congrats on the new house. It's going to be beautiful.

One thing to keep in mind the is that there is a big price difference depending on which side of Trim (west side is worth more) you are on, or which side of Innes (north side is worth more). That's because of where the schools are. Within walking distance is more valuable then busing. In 10yrs when there are more schools it won't matter so much. We paid about 25000 more to be within walking distance of the kids school without crossing a busy road. Even Portabello was busier then we wanted them crossing. We anticipate getting that back when we sell. We bought a year and a half ago, and this summer both of our neighbours sold (I don't think it was us :confused3 ) and they got 45000 more then we paid for ours :cool1: but 2 house just like ours on our street (smaller back yard) are for sale for 25000 and 20000 more then we paid. We are hoping that the price decrease is because of the backyards, current hydro construction behind them and a flooded market.

We don't plan on moving but I like to check out the open houses to steal decorating ideas :) . What amazes me is the number of houses that are on the market again that were for sale when we bought. Either they are military and were posted, they are selling to make a profit or the mortgage was too much. 2 houses that we were outbid on are for sale again. I could have been so much closer to my kids school. You bought in a great area the housing market here is booming.

Hi neighbor! It really is a small world! We are in Fallingbrook South also. Our kids go to Maple Ridge. We bought from Phoenix in their new Notting Hill developement. Richcraft is in there also, and Cardel ($$$$$) is going in behind us so I am very confident that our home will increase tremendously in value. I think there are already 2 new schools in Avalon and that public school will eventually be built (it has to be, Maple Ridge is already bursting at the seams, and Trillium must be as well). We are across the field from Avalon so once it is all developed it will be walking distance (without crossing roads) to those schools. There is a park planned for Notting Hill, between the houses and Beatrice Desloges school. We have been thinking about trading up for a few years but were waiting for my husband to retire from the military and get a new job. The military will pay all the costs for one final move so, now is the time (Hey, if somebody is going to pay $20K worth of real estate, legal, and moving costs for me, who am I to argue?)

Ex-military here too but our move came too long after retirement to get the benefits (8yrs too late). We are as close to Avalon as you can get and be on the North side of Innes. If you went into the church parking lot on Innes and through the walk-through by the Sally Ann box, that's our house. Everyother day I walk through Avalon, it has such a different feel to it then our side. As soon as hydro is done mucking around here I will be able to use the field to walk straight to home depot. My two are close in age to yours DS in gr 7 and DD is grade 5 but they are in the Catholic school system. DD has girl guides at St Theresa (Mother Theresa?) in Avalon and I think I would have prefered it as an elementary school but the High school is on this side. I don't think you can go wrong buying any house here. I am floored by the amount of new stores. Have you tried are new grocery store yet?

Have you ever approached the lake from 10th at night? It reminds me so much of Saratoga springs at Disney. We occasionaily drive home that way just to get a little taste of Disney.
