Hilton Head why so cheap.

My wife and I were wondering why the resale value for HH is so inexpensive. Is it because it's not in Orlando or because the dues are so much.
 
The dues are in the mid range of all the DVCs I believe ....so that is not it.

My guess is that a lot of people want to have a "guarantee" that they will be able to book at WDW when they want to so a lot look at resale at WDW DVC resorts first. Guessing.

But at 7 months out everyone's points are equal anyway. Ie. All resorts are open to you 7 months before you are attempting to secure a vacation stay at any DVC.

However, some people think that booking at outside resorts will become more and more difficult in the future. There are conflicting opinions on this matter.

Why don't you post a thread asking HH owners for personal stories/information on owning there/booking vacations?

Personally, I can't wait to stay at HH one day. However, I am sure there are some owners there who can give you a better perspective.
 
Personally I think this resort was a misstake by Disney (and I do own 50 points there)

When people go to a beach resort they want to be ON THE BEACH.... This one missed...

i have to disagree with you on this one. if that is true, why did hh sell out before vero? vero is right on the beach. i would not have bought hh had it been on the beach, it would remind me of a myrtle beach type place and those are a dime a dozen in the carolinas it seems. the theming of the resort would never fit a beach setting either. i like it just the way it is and would not change a thing! :goodvibes

Completely and totally agree. I love the seclusion and peace and quiet of the HH Resort.
 
One reason is that Hilton Head has a longer "off season" than the resorts in Florida. I think many people are not sure that they will want to use their points other than in the summer.

I think the main reason, though, is that people haven't "discovered" it yet, which is perfectly fine with me! Yes, there are some people who have been there and don't choose to return, but the same can be said of any of the resorts. ;)

But I think there are an awful lot of people with a pre-conceived idea that because 1) you don't wake up to the ocean outside your door; 2) there are not the usual Disney characters on property; and 3) there are no full-service restaurants on site, that the resort is less than optimal. But you will also find that many of those people change their minds once they've experienced it.

Count me in as one who wouldn't change a thing about the resort. We own more points there than we do at WDW and go there more often! In fact we're leaving in about 48 hours for our 8th Thanksgiving there!!!

We own at HH and love it! HH is closer to where we live than WDW is so we often take long weekend trips there. They have great activities and the island itself has lots to offer.

As far as booking at WDW with a 7 month window, we go every year and have never had a problem. I sometimes don't book until the 4 month and still have gotten my first choice in accommodations. Granted - we always travel in the "off" season. We usually go in Nov, or early Dec but we have also gone in March and April and had no problem booking.

I would agree with Carol, but let he add. From a sales standpoint, HH AND VB were total disappointments to DVC. IMO, there are a number of reasons why and they include (but not limited to) location of EACH resort and DVC's lack of aggressiveness both with getting in bodies and with the sales process itself. In general when people go to the beach, most want to be on the beach in a more active area and closer to some action. Driving 7 miles to get to restaurants, etc is a big deterrent to many. HH and VB each have one component but not the other.

The fact that you are essentially buying a seasonal resort is a factor as is the timing of when they started selling and the fact that VB and not HH, had major incentives for a long period of time. HH had some too, but for a much shorter period. Besides, HH and VB both had some use years available even to new members for about the same length of time.

IMO, the largest negative for selling DVC HH is simply that there are better timeshare resorts on the island and the other companies are far better at getting new blood in to sell to. For VB it's that it's so far out, in an area where there's not much otherwise, a lot of people simply don't know about it outside the circles and even those that do (non DVC esp) don't think of that area much from a timeshare standpoint.
 
We have considered adding on at Hilton Head, but we already own enough points at the other resorts. We have stayed at HH several times in the summer and as of yet at 7 months out have always been able to book--if it were to become a problem for us--I would definetly purchase HH points. We love it there and also VB. We love the quite, it is a welcome change from the fast pace of WDW. But we like the quite--even if we are at WDW for 10 days, we only hit the parks for 1 or 2 days. But our DS is now 17 so our vacationing habits have changed in the last 11 years.
 
We love HH - it has its own special magic. If it weren't for the fact that it takes us an extra day on either side of the vacation ( because of airline scheduling from here to there) just to get there, we would buy points to insure availability and go regularly.

Now that being said, I think there is a premium to onsite resorts. There are just a whole lot of people that want to be sure they can get on property at busy times.
 
I guess we are a little shy about adding on more points at hh.Points for hh are in the low 60's really attractive at that price just not sure if maybe there are reasons not mentioned yet. Thanks for all the info so far.
 
Disney Hilton Head is unique.

Hilton Head island is unique--and was only accessible by boat until the mid-50's. It was mainly used by fishermen.
HH resort's theme is fishing.

The resort is on it's own tiny island in Broad Creek --with Southern Live Oak trees that are hundreds of years old. Disney preserved as many trees as possible--which meant limiting the number of units built.

The little island was owned by a family that would not sell it despite many offers--until Disney came.
Locals used the tiny island for picnics, fireworks and so on.

Disney had to make concessions to the Island government to even open there. They had to agree not to have an on-site restaurant due to the zillion restaurants on Hilton Head already.

It's NOT a beach resort--despite the fact that Disney managed to buy a slice of ocean front costing millions.
It's the kind of place to truly relax and be in touch with nature--and recharge your internal batteries.

I bought HH in 1995 before it opened--never been sorry.
 
I love the place so much that i would gladly trade my 300 okw points to HH if they'd let me do it easily. I only have 152 there now and would rather have those 152 at OKW, which i also love but it's alot easier to get into because of the size, than HH is. We always do HH in the summer which eats up alot of points. We are thinking of trying the off season once my husband retires next year, less points, less heat.
 
Our first experience with DVC was at Hilton Head. WE had recently purchased SSR in the early spring and first used our pts late aug. At first I was a little unsure. I was used to the Disney magic at the resorts and was afraid that I would be disappointed there. Boy was I mistaken. It was the best vacation we had ever had. We have 4 children and we stayed in a 2 bdr villa. It was very relaxing and we actually enjoyed not having to rush around theme parks all day. Try it...you will love it I am sure!!!! :flower:
 
We bought our "slice of heaven" before the Hilton Head Resort even opened because it was closer to where we lived. I am the Disney addict in my family....I could go several times a year and still get that excited feeling each time, but my two boys were growing up and we figured we would get more use out of the beach. I too admit a little disappointment out of not having the usual staple of "Disney characters" at the HH resort, but having been going there for years....would not have been appropriate for that type of setting. When I go to Disney World, I expect to see Mickey, Minnie, etc. at every corner, hear all the disney music continually, and feel that I'm visiting the Disney home. When I go to the beach, I want sun & fun (but you get all the amenities you would at Disney's home). I love the laid back atmosphere, the marshes, shuffle board, pool table, fishing, etc. that the HH Disney Resort provides along with some of the small touches of "Disney". I wouldn't trade our place for anything...we usually go in the summer and then at New Year's. Love both the in-season and off-season at HH. Such a lovely place to stay!
