what would you do?

There's a resale for OKW - 240 pts - available selling at $70/pt. I am interested in it, but want to offer $65/pt.

What are the chances of Disney scooping that up through ROFR? What would be a better price to offer besides the asking price?

$71 or $72

If it is a good fit for you, even going to $73 or $74 might be a good idea. You are still saving money, and getting the best of all DVC resorts. Most importantly, you are lowering the likelyhood of it getting snapped up by Disney.
 
I agree that it won't make it at $65 (if the seller would even accept that offer), but I do have a philosophical problem with offering more than what the seller has asked. I don't do that when I go to any store, buy a car or even purchase property and can't think of any reason to do that for a resale timeshare.

I'd offer the asking price, pay the closing costs and see what happens. If it's taken by Disney, you'll have a little better feel for the next one you find.

Are there any banked points? Sometimes that factors into Disney buying back contracts. Someone on the boards just had a BWV resale slide through Disney at $69/point; current use year points are available (210 pts/February use year) but no banked points. Like Doc said, I'd offer at least the $70/point asking price (I paid $70/point for my BWV resale just recently). Good luck! :)
 

Yup, Disney would snatch this right up at 65/point... At this point, I think the very best you could do is to pay the 70/point & have the owners pay closing cost... I think that's the BEST you could do... I'd be curious if it would slide through with this...
 
Thanks! At least I have an idea of what the market is. I did see one listed for $62/pp (210 points) for about 1/2 a day last week!!! I couldn't believe it was there one day and gone the next.

A friend of ours is interested and I didn't want to steer her wrong in her decision, so thanks so much for the advice. She really, really wants this resale.

Let me give somewhat of a dissenting opinion. First there are resales that have gone through at BW for less than $70 pp and even after all the hoopla at $70 pp buy backs. There are also situations where DVC won't buy it no matter what the price. These are situations where it would be considered a conflict of interest like foreclosures and the like. No I can't tell you for certain which situations these are, I wish I knew enough to do so. You must decide what risks you're willing to take and the seller has decisions to make also as the resale agents are telling them what's going on with the ROFR also, at least the ones familiar with DVC. Last spring I bought a BWV at $54 pp when the lowest going rate was $58 pp. I was willing to take my chances and walk away if things had not gone through. I had one contract bought back at $54.50 and then this one go through. I would not have bought anything at $58 or more per point.
