Help with Resale October Use year

I found a resale contract for Aulani, October use year. The contract offer says it has full 2018 and 2019 points. I've been a DVC member for over 10years, but always bought direct-hoping this group can help with questions.
1. Even if we get the contract signed super quick and over to Disney for ROFR, isn't it unlikely to have the points loaded to use the 2018 points before the October deadline? 2. Even if we moved super quickly and I had the points loaded by mid September, am I able to book at any available resort as long as I can find room and the reservation has to be completed by the end of October, 2018, correct? If these are true, why wouldn't the seller have just banked them?
 
I honestly don’t think you would have a chance of getting a room booked with those points. For an October UY, you would need to complete your vacation by September 30th as your points would renew on October 1st. With regards to the timeline, ROFR is taking anywhere between 10-35 days right now and closing documents are dependent on the title company but seem to average about three weeks to receive, plus then the closing period and points loading is about two weeks in total on top of that. And, finally, there would need to be last-minute availability during what is now colloquially known as “Fall Frenzy” for DVC.

As to why the sellers didn’t bank them...I’d wager that they might have had a vacation booked that they needed to cancel and went past the banking deadline, or weren’t entirely sure how to use their membership, or just forgot. Life happens and I am fairly certain that there are thousands of points being put to bed every year that members have not used for one reason or another.

October UY means those 2018 points are good from Oct 1, 2018 to Sept 30, 2019. You wouldn't be able to use them at all. Consider them lost. The owner should have banked them before the deadline.
 
Alternate theory on why the seller didn't bank the points: They never understood the product they bought, and that's part of why they're selling. They've been unhappy because they bought on pixie dust and never really understood 11/7 or banking or borrowing.
 

You may want to make an offer contingent upon the seller being granted a “one-time” exception to have those points banked. If they’re not granted the courtesy, just price it as if there are no 2018 points, which is effectively the case.
 
Thank you to everyone for the responses. I really want to add on points, and clearly the resale market saves me so much money-just have to make sure the contract is what I expect for the available points.
 
As the others have said, any stay booked with the October 2018 points would need to have a check out date on or before October 1, 2019. There is virtually no chance of getting the sale completed, points in your account and finding availability for that time frame.

Since the points will be of no use to you (or any other buyer, for that matter), make your offer as though they were not there. Tell the broker why so that he or she can pass that on to the seller.
 
If an owner is in arrears on dues they are not allowed to bank points so that's also a possibility. If it's just that they forgot you can ask the broker to ask the seller to call MS and try and get a banking exception to bank the points. If that works great. If not then conider those points worthless and do not factor them into an offer.
