Help with a resale purchase dilemma

So I have an interesting dilemma. I am currently in ROFR for my first DVC contract. CCV 120 pts Dec UY. No points for 2024. No issue with that contract.

I am going to buy a 2nd contract at AKL 100 pts Dec UY. It's a stacked contract '23- 100 pts / '24 - 200 pts / '25- 100 pts. My dilemma is I have to use the '23 -100 pts by Nov 30th. We are going to DW Sept 3-9, but I don't think there is any way possible we will be able to use the points for that trip since it will be a while until we close and get the points in our account. I thought about moving our vaca back to Oct but I already bought tickets to MNSSHP for our Sept trip. Also, if we somehow got the points fast enough to use for our early sept trip I don't know what, if any rooms will be available so close to traveling. It's also an international seller which could in turn make closing slightly longer.

So what can I do with these 100 pts? I don't even know if I could sell them since we will be getting them so close to when they expire.

You might find okw or ssr with openings. As of right now ssr has several types one and 2 bedrooms available and okw has 2 bedrooms.
This was my first thought too but re-reading OP I think the dilemma is that the process may take too long and OP won't be able to use any points in that contract by early Sept. I would say relax, the process doesn't take that long and there should be availability at ssr or okw even up to your trip date. If not, you can possibly rent them out and that will buy you some time.
 
Per the OP's post, they're UY22 points banked into UY23.
That could be the case but that’s not explicitly what OP stated (‘23 points, not ‘22 banked to ‘23).

The points definitely look like they were already banked since there are double points in the next UY. I would also rent as a confirmed reservation or look to one of the broker sites to help rent out, but they would likely be distressed points at that stage.
 
It is likely that would will get point in you account before the end of August. Even if you can find somewhere for your stay, you will still have 3 months to rent those points out… that should be relatively easy if you use a broker.

WDW is pretty good about moving party ticket date. As long as future date you want isn’t sold out.

The more pressing issue is when you’ll get the points to book your trip Sept or Oct. This is hard to predict.

If that strategy fails there’s still a good chance to find some kind of availability with the goal to rent out. Pricing will be important to move it. You’ll have to decide the risk of pricing higher and waiting for a bite or just trying to get a renter asap.
 
Also, I found the DVC rental sites availability tool to be pretty accurate so you can use that to look and see whats availability is currently there for your dates.
 
I’ve had good luck with stalking the site, finding a cancellation and then renting it out as a dedicated reservation.

We bought around this time last year with banked points that expired on Nov 30th. We had our points by the end of August and booked a trip for the last week in November. We got really lucky and got 3 nights in a 1 bedroom value at AKL and then moved for 4 nights to a 1 bedroom at SSR. We actually had no problem booking but it may have been since we were looking for 1 bedrooms.

The broker I use has a set price for confirmed reservations that are less than 7 months out.

Yes the one we use is $16 for less than 7 months out - same as the points.

This is the issue.
Basically be prepared to lose out on those points (&/or the income from them), so make your offer accordingly. and roll the dice. Even if you only get $10/pp its better than nothing!
 
Yea, tends to be $16 per point if use a broker. It makes it far easier though and they will find a renter quickly for you. You can try and rent a confirmed reservation yourself using various sites but it is way more work for not much extra!

You can use a broker for confirmed as well, but the results may not be much better trying to find someone looking for that exact trip.
