Help me analyze these two contracts

Both CCV

Resale:
150 pts at $149/pt
No points til oct 2022

Direct:
150 pts at $211/pt
Since Its still the 2020 use year I would get those points, plus the ones in oct 2021

we have a trip booked in non-dvc rooms at wilderness lodge/poly for this thanksgiving already. Without discounts the wilderness lodge portion is at roughly $5000 for a week. I know discounts exist, but my personal track record with actually getting them applied to my reservation is very low between these two resorts.
 
$9,300 difference and if you are looking to book studios in lieu of what you have book for this year, that's not happening unless it's something that Disney will guarantee you with a direct purchase (not sure that's possible/legal).

If you can benefit from a blue card and are planning on CCV next year, a direct contract might make sense. Numbers could be close on this one.
 
So up front cost is $22350 versus $31650. Also on the direct contract I think you would pay the fees on the 2021 points so that's about another $1000. So you are looking at $22,350 (plus closing) versus $32650 (plus closing, but slightly less). So call it a $10,000 delta for really what you are getting is 300 points and direct benefits. So that comes out to you paying $33 a point for the points. It really comes down to how much you value the blue card benefits. You could rent points at $15 for your thanksgiving trip so that makes the difference in the two contracts about $6500. That is a lot of money, but if you buy a lot of AP's then you may be able to justify the cost difference since you close on direct so much faster.
 
Are you already a DVC member? I ask because if you already have the direct benefits (which are diminishing...) then the resale is significant savings over direct. Also if you don't particularly care about staying at RIV (or any of the new resorts in the future) - that would be something you'd be locked out of moving forward. Unlikely you'd be able to use any points you'd get buying direct this November (haven't checked, but assuming stuff is pretty booked as that is peak DVC season)...

We bought direct for our first contract to have the 'blue card' but anything else significant we add on will be to add variety to our home resorts/take advantage of savings from resale
 

Probably depends if you think you'll want AP's when they are available again, and if you think you'll want to stay at Riviera or future resorts. That $10k would be made up in about 6 years if you're a family of 4 buying AP's.

Not looking to book a studio but a 1bedroom to replace for this trip (shortening the trip) or possibly a studio at poly. Of course i dont have access to dvc inventory as a non-dvc member, and i understand this is the busiest time of year for dvc.

We are not currently members, have considered it for years. I am tired of the rising room costs and waiting until a few months before our trip to hope we secure a discount, which unfortunately rarely works in our favor.
I would like to have a direct purchase and then resale Poly. We almost bought Copper Creek when it first opened and stayed in a studio there (cash). Kicking myself for not committing then, but the time wasn’t right.

We are a family of 4. APs might be in our future. But not an every year thing. We typically take big trips every 1.5 years

APs help if you take two trips in the same year. We tend to stagger trips to get two (or three) out of one AP, then take a one year break before going back. But with new AP sales being on hold that has changed things as we are just going to renew for now.

FWIW SSR and OKW have Thanksgiving week open in 1BR. Everything else is book or only partial.
 
AP's don't tend to be a good value for once a year longer trips, but if you can plan to do 2 longer trips in a single AP year, then skip a year it can work out well.

I feel like all the other direct benefits are pretty nominal in value, so I would go resale if I weren't buying APs.

We bought Riv for direct benefits, but if I could do it over I would buy at CCV instead.

The points will be good for RIV and future resorts, you will be eligible for discounts include the AP when it returns. There are ways to make it work, even once a year trips, but once you are DVC you may find you want to go more often.

IMO, when it’s close, I’d choose direct!

The tool is not real time and while you get a general idea, until one can actually book, it really doesnt matter.

I have had things l wanted show up within an hour of booking my second choice!

IMO, when it’s close, I’d choose direct!
I would be nervous about relying on renting the 2020 pts since there seems to be an abundance of rental points out there currently. I would either try to use them for our upcoming thanksgiving trip (which seems to likely be difficult) or a spring break trip next year.
 
If you have the funds, I would go direct. Even though availability is very slim right now for Thanksgiving you will have a good 60-90 days extra to find a booking than if you go resale.

We tried to go resale with an OKW property, but luckily it got taken. We were able to go direct in February and found a last minute 3 night Poly reservation for our initial DVC trip (saving about $1800 on our AP discount at Yacht Club). We've also been lucky and have been able to get 9 nights at BLT and 8 nights at BWV for a long summer trip (this combined would have been $9k-$10k with AP discount). We would probably still be waiting for the resale purchase to close right now and be paying out of pocket for summer.
 
Another vote for going direct if you have the funds. When you buy direct, they frequently can get you a room for a time that might already be booked up on-line. It's not guaranteed, but I've heard of it happening quite a bit for first-time buyers.
