Has anyone gotten their dues notice?

I noticed the statement in the BLT booklet I got in the mail today. As this is our first year I don't have an answer to your question. I was curious myself though! popcorn::

Just to be clear, today we received the booklet (for OKW) that precedes the annual meeting. It gives annual meeting details and 2011 and 2012 (predicted) budget info. It includes dues rates for OKW for 2012. We have not yet received the comparable info booklet for BWV.
I think some people are confusing this booklet with the personal dues statement each member receives at the end of December.

On another issue, I noticed this statement in the booklet:
"Beginning on December 13, 2011, an updated version of the Disney Vacation Club Home Resort Rules and Regulations will be available. You may view these modified Home Resort Rules and Regulations at the Member Website provided above or you may request to have copies mailed to you by contacting DVC Compliance at xxx-xxx-xxxx."
Is a statement similar to this always in these booklets or are there some bigger changes than usual in the wind?

Did you notice that the new rules will be made available after the Association meeting is held. No chance to ask questions or make comments.

2012 will be my 4th year as a DVC owner, I have never received a letter telling me my maintenance dues rate.

I will have to call them..... my dues are taken from my checking account monthly..... do you think this has anything to do with it?:confused3

No, because we get ours deducted monthly as well, and we have always gotten a statement.

as the others have said, it's just a small plain-looking booklet. if you look at the very end - in the middle of a bunch of official-looking language - it will include your new maintenance fees...

which is to say, i got mine on wednesday.

You should get 2 mailings. One around Thanksgiving which is a booklet detailing the dues budget. The second one is around Christmas that shows the actual dues bill. I have mine taken monthly also and always get both. If you are not getting them, call member services to check your mailing address.

Open the front cover. The resort name is on line 4 of the right-hand page.

We received SSR, BWV and VGC today.

Next line says 531 vacation homes.

Am I getting defective notices?
 
We got one of ours this week. Every year I have to hunt and hunt to figure out where the resort is actually named. Can't find it again this year, so I don't know if the one we got was for BWV or OKW.

The name of the resort is on the top of the forth page.

I received the booklet for both resorts that we own at. SSR is $4.7309 per point and AKV is $5.4356 per point. Thank you to chalee94 for posting where to find it! I was going crazy trying to locate it in this booklet!lol

That is the one for Old Key West. It's legal name is still "Disney Vacation Club." The notice is probably formatted a bit different than the others.
 
If the 4th page is the "page 1", nope, it's not there.

Yes, the 4th page for me says page 1 at the bottom and across the top, in my booklet it states "Disney's Animal Kingdom Villas Condominium Association, Inc. it's the same for my Saratoga Springs one too.

It looks like all of ours came on Wednesday here in Nevada. Haven't had a chance to look at them yet.
 
Has anyone compiled a master list of what the overall percentage increase is at each resort? For example, I see AKV increased by 8.4% and VWL only 5.0%. Why is there such a discrepancy between the 2? This is the first year we have owned at 2 resorts so I was just curious... :confused3

Every resort has a variations in makeup, construction style / theming, construction materials, staff requirements, room layout and amenities, distance to the theme (transportation), property tax valuation and so on.

Consider transportation. AKV needs buses to all destinations and is relatively remote. BWV does not offer bus service to Epcot or Hollywood Studios, and its buses are shared with the Dolphin and Swan. Thus increases in fuel cost would likely have a more dramatic impact on AKV dues than BWV.

Look at BLT guest rooms as compared to something like BCV. BLT has larger rooms with an extra bathroom. Most of the finishes at BLT are darker woods and laminates which will show age quickly. Meanwhile at BCV most of the finished are white. New coat of paint and many things look brand new. BLT may prove more costly to maintain and eventually refurbish (capital reserves.)

Something as simple as building exteriors and roofing materials will wear differently from resort to resort depending upon the style. Those which utilize less durable materials will require more frequent refurbs / painting / roof replacement.

There really is no reason to think that dues costs would change at a similar rate across the board. It's like thinking that your neighbor's roof, driveway and carpet would wear at the same pace as your own.
