Has anyone bought through Timeshares Only?

I was browsing resale sites, and saw there are OKW resales available on their site, but from what I can see, there is no info on the contract other than the points/price. I have no idea on the use year, if there are currently points available or if it is a stripped contract, or if they handle the paperwork. It looks as though they are just posting ads, maybe? :confused3

I called the 1-800 number to ask about the contract, and the man said I had to speak with someone else, who wasn't there, so I left a message (three days ago, and no one got back to me).

There is a "make an offer" button, but from what I gather, that is for approaching the seller directly saying I want to buy -- but I don't if I don't know the details :confused3 No place to ask questions, from what I can see so far.

Anyone ever use them or know how they work?
 
I purchased from them and will give you my take. Timeshares Only is the website for GMAC realty. I too found that certain people there were not so great about getting back to you. I would call back and ask for Jackie or just ask for anyone who's actually in the office who can talk to you about DVC and get the info on the contract you want. Tell them you've been waiting 3 days for a call back and they will get you someone....I think. (I found Jackie to be better about returning calls and getting me information. She was actually very helpful.) I would not, under any circumstance make an offer over the web if that's what you are wondering.

As for the rest of my take on GMAC:

GMAC is the only DVC broker to charge a $195 admin fee on top of a 10% commission, making it more expensive for the players to use GMAC. Even tho my seller picked up the $195, it bothered me and I'm concerned that the other big players will follow suit.

GMAC's website for DVC (Timeshares only) is inadequate. It gives you no info on Use Year or number of points banked or borrowed. You have to call on every listing and you click on many of the listings to find the listing is gone. (Tonight I just clicked through the 9 SSR listings and 4 were sold and one couldn't be found. So of the 9 listings for SSR there really were only 4 listings).

Those negatives aside, GMAC had the contract I wanted. It had the right number of points, and was fully loaded with a Use Year that worked for me. The broker at GMAC quoted me a high closing fee but when I called the Title co from my previous transaction, they agreed to do it for less, and GMAC was fine with doing that. Once the offer was made and we proceeded to paperwork, GMAC did their job. My impression is that they are a reputable firm. I wasn't wowed by them but I also would buy from them again if they had a the contract I wanted.

We've only dealt with The Timeshare Store (the sponsor of this site) and Disney direct.

We occasionally run into problems with our DVC guide being off and running into some delay in getting the information we need, but they're usually pretty good.

With the Timeshare Store, you will speak to someone who knows a lot about DVC, you'll be dealing with a company which has a large inventory of resales, they have many years of experience and know the resale system, they don't charge $195 for nothing, and they're very knowledgeable and professional.

I've seen three resale brokers recommended here over the years (Timeshare Store and two others). GMAC is definitely not one of them. Some folks report good transactions, but we hear a lot of complaints like yours.

Why waste your time?
 
Normally I would suggest that people look all over the place for the best deals when buying anything.

But with DVC, there really isn't any point to that. With Disney's ROFR, you really aren't going to get any "deals" on any DVC contracts, and will pay pretty much the same no matter where you go.

The Timeshare Store (site sponsor at the top of this page) currently has 22 OKW contracts listed. Many come and go each week, but I probably would go look there.

For one thing, each contract lists # points, UY, and status of the contract points. I'd dump any broker that makes you work for the information.

There are other reputable DVC brokers, but TTS is as good as any and is good enough to sponsor this board and participate from time to time.

If you are taken with OKW Disney had Inventory Available very recently. There is rarely a long wait list for OKW and it's easy to get into probably because of the sheer size of the resort.

I decided to not go through Timeshares Only, because when someone finally did return my call, they asked what timeshare I wanted to sell :confused3 I explained that I was looking to *buy* and after getting passed along to a couple of people each passing my call along, I again was prompted to leave a message -- which I decided not to do because I figured I didn't want to find out about or buyt the contract that badly.

I guess everything happens for a reason because after looking around, I did come across a contract elsewhere. Woo-hoo, now to cross my fingers and hope it goes through ROFR and hopefully within 6-8 weeks we'll be set :thumbsup2
