It seems to me that, at least around here, the demand for an unrestricted resort at $230 is higher than a restricted one at $170...

True IF money is no object. But there are many who strongly prefer using their budget to buy more Resale points, to have more room type/view options, or points at the multiple resort(s) where they want/need Home Resort Priority booking, rather than pay more for fewer Direct points.

Some justify Direct when looking long term (since total annual dues are much more than upfront costs percentage wise), or justify Resale since only a couple resorts are currently excluded, and you can work around that by renting out your points, then just booking those resorts yourself the same way.

A lot of overthinking goes on here

Disney are masters at marketing and making everything seem "magical". Its a lot of manipulation.
