Good property management companies?

Looking to buy a condo or townhome and wanted some good feedback on good management companies. For those who own in the Disney are could you share your management companies with me? And would also like to know who to stay away from.

I would be very careful about answering this thread, I got myself in a lot of trouble last year on this board when I posted something negative about one of the larger Mancos, the owner called me and threatened to sue.

One question for the OP, where are you looking to buy? Not all Mancos manage homes in all of the resorts, many are limited to certain areas, so the answer really depends on where you're looking to buy.

I am not an owner, but have rented villas before. I would suggest that you try to find a management company that is open on the weekends. On our last trip, the management company in charge of the villa we rented was not open on the weekend and would only send someone out for emergencies such as no electricity or no water. We had no cable on any of the 6 televisions in the home and no heat for the hot tub, but nothing could be done for two days. It took four days for the cable to be turned on. It was pretty frustrating. Needless to say we won't be renting that house again. We will be asking the next owners we rent from who their management company is and we will be checking them out before we send any money.

It may depend on where you end up buying as some companies only work certain areas .

Windsor Hills
Windsor Palms
Crestwynd Bay
Paradise Cay
Venetian Bay villages

We are in the very early stages so I am doing alot of research right now.
I'm researching all the cost aspects. It seems different companies provide different services for different costs. I'm just looking for reliable, honest and a friendly company.

We have a place at Terrace Ridge in Davenport & use Florida Pool Homes. We've been satisfied thus far but it has been less than 1 year. Any time we've had any type of issue, we just call them to get an answer or get the issue resolved.

Would like to hear about other management companies. Great question.

I actually came across some condos for sale in Terrace Ridge. If you don't mind me asking. Are you happy with your purchase? It looks like a very nice resort. I just thought it seemed a little far to the parks etc.

We are thus far very happy with our purchase. The condo is not 'right around the corner' from WDW, but I think that's why I find it appealing. When I go there, I can just relax too. But if I want to be back in Mickeyland, I'm there in 10-15 minutes. We're really getting to know our way around & learn about all of the other great restaurants in the Kissimmee area. There is just SO much to do in FL.

It's great having a place to go to, having someone else pay most of the mortgage. No regrets.

I've only come across one so far that people have said is not so reliable. From being on these boards a while the ones that have popped up a few times as reliable are Florida Sun Vacation Homes and All-Star Vacation Homes. All the reviews I've seen of places through them have been that the homes were clean and well-kept. If I wouldn't have found the condo I did to rent for our vaca privately through an owner, I'm 99% sure we would have rented through Florida Sun Vacation Homes.

As a renter a big thing to find out is whether the MC has renters come to their office to pick up a key or if they have a lockbox on the door. I know I am happy that the person I'm renting from has a lockbox on the door so I don't have to drive to an MC before driving to the rental.
