Gift letters for FHA mortgage? Any experts?

I was wondering if you can receive a gift from a long time friend of about 13 years as a part of the down payment for a home using an FHA mortgage. All I can find is that they must be related to you. I think 13 years would constitute being related in a way but.................

Has to be a direct relative-like a Parent
Have to show relationship & say that it is a gift and doesnt have to be repaid
