Getting Ready to Sell Our House Questions.

But I do vote to change the two light fixtures. For some reason- many people are afraid of lighting- my hubby is one- He would toally buy a house wiht outdated plumbing fixtures thinking he will change them, but no way wiht the lighting.
 
:rotfl2: DSs are "handicapped". They can lift the light switch up but they cannot seem to lower it. I unscrew every other light bulb. Its bright enough for them. ;) DH is going to paint the hallway. We have a ten foot ladder. Off to the right is a large alcove/balcony with bookshelves. Lots of light. I am going to miss my house. :sad2::sad1:

Make sure you have all of the lights screwed in while you are selling.

I am selling my co-op and am renovating my kitchen (new cabinets, new floor, granite). I am also changing some of the fixtures. The bathroom will stay as is.

My philosophy is that in this day and market, I want to be as competitive as possible, even if it costs extra. I would rather sell my apartment is as good condition as possible rather than reduce the price for a "fixer upper".

However, I'm sure it's different for different markets.
 

I wouldn't. It's all cosmetic. The buyers can replace cosmetic things and flooring with what they like. As one of my realtors in Florida told a potential buyer...who ended up buying the house...we'll replace anything that serves a function if it needs replacing, ie, the bathroom sink really did need it. But the cosmetic things...nope.
 
One thing that attracted me to our current home is that it was listed at a good price and had an allowance for upgrading. That way I could pick what I wanted. I'd list it as is with an allowance.
 
I have had two real estate agents do a "fair market evaluation". Of course it never feels high enough for the seller and it too high for the buyer, so I guess if everyone is unhappy, it is "fair". ;) That said, she gave me some suggestions. First of all, paint the ceilings. That's reasonable although because I have cathedral ceilings in 3 rooms, not exactly affordable. Change the bathroom light fixtures. I agree with that. That can be a cheap fix. The current ones are the 1980's type with the wooden base and clear, decorative light bulbs. They are dated but I notice they still sell them. :scared1: Change the hallway ceiling light fixtures. I like the ones I have, but if I am painting the ceilings, this won't be an expensive fix either. Change the exterior lights on the front of the house. Okay, I can do that. I found one that I like for $75 so multiply that times 3. Change the light fixtures on the back of the house on the deck. That seems like overkill, but I can find some that I like for about $30 each.
Now here is the part that seems like overkill. My kitchen and baths are vintage 1984. If we stay here I would redo the kitchen and the bathroom cabinets, put in granite, etc. She suggests that I change the FAUCETS in the bathroom. They are clean, shiny and in good repair. They are the kind that operate with one hand and have the plastic,crystal knob. They still sell the faucets and I can buy new knobs. This part isn't cheap. DH can wire lights, he doesn't do plumbing. I have 6 sinks and new faucets and a plumber, that would be $1000. If I stay, I would redo the bathrooms anyway. I would assume that anyone buying this house would update the kitchen and baths.
Would YOU replace perfectly fine but dated faucets before you listed the house?

I think your broker watches too much HGTV.

If your house is clean and not in disrepair, I would not bother replacing fixtures and faucets.
 
After seeing the pictures I wouldn't bother with the faucets. I mean we hate ours here too but really it isn't a deal breaker. Why change them if someone might come in and redo it all anyway?

In the large scheme of things I really think it is the LOCATION of your home...everything is second...IMHO. And from what I have gathered from all your posts, Dawn, is that your home is first and foremost in a lovely area. That right there is the BIG PLUS. As far as all these other things..i.e., lighting, faucets, fixtures etc etc....LOCATION first.
 
Thanks for all of your input everyone! Prior to my post I went to Home Depot and made a list in my head. I am happy to scratch off a lot of it. I will screw in the light bulbs however!
