Friendly Warning for those buying resale

I think it is a penalty paid to the buyer at closing, but doesn't change the price per point. But I hope I never have to find out, rather a resale go smoothly.
I Agree the penalty is nice but I would still hope to not need it. I am only interested in non stripped contracts as I need the points for use next year-the penalty wouldn't be enough to cover a vacation booked through Disney and I can't see myself renting points as I like to be in control of my reservation.
Makes me want to consider DVC resale market in the future. If only they didn't seem to always have such over priced contracts :(

Slightly overpriced, but you can always negotiate.... Also, they turned the contract in for ROFR very quickly, and communication has been good so far. For our other contract at the "other" broker things went just as well, and we were very happy with how things went with our first contract.

Oh I think they are probably a good brokerage. I've followed the pricing trends (for certain resorts in particular) pretty regularly since the end of 2014 when we bought our 1st contract. To me they seem to be consistently higher than other brokerages and have more stripped contracts for sale. Obviously you can try to negotiate but for example we are in ROFR right now for $110 pp at BLT on a 120 point contract with another broker that has full current UY points (with seller paying 2016 MF). The 5 avail contracts on DVC resale market's website currently for BLT contracts 125 points or less range from an asking price of $120 pp to $138 pp-all are stripped of 2016 points and some are stripped of 2017 as well. The closest ones to what we are buying would be the two 125 point contracts they have listed. They are listed at 120 pp and are stripped of both 2016 and 2017 points (one has 17 2017 points and the other has no 2017 and only 4 2016 banked points). To me that's more than a little overpriced as part of our motivation to buy is to use the points for vacation next year. I have nothing against them personally. If I saw a contract that fit my needs and was a decent price I would be interested in doing business with them in the future. It's just my observation that their asking prices seem to be the highest (typically).

If the points don't match the contract, Disney will reject the contract in ROFR. The contract will have to be rewritten and resubmitted. Maybe this clause is an attempt to avoid resubmission since the contract would be complete regardless of point status. But, that would make the contract more attractive to Disney, so they would be more likely to take it.

It would also give DVD an advantage in that they will know for sure which ones don't match at the point of the decision. Given that the points missing are likely to be banked, short notice or this years points; that be great to be off by a year or 2 worth to points. DVD could just take the ones that had that situation and get an automatic discount on the ROFR price.
 
The Timeshare Store asked us to print, scan and send our points from our DVC account to prove our balance. I was happy to do so as a seller, and applaud their thorough due-diligence to future buyers out there.

Funny, I was just looking at Bay Lake on their site today. They have 20+ listings under $115 per point. They have one I am contemplating that has 2015 and 2016 points listed at $115! Some are over priced, but just weed those out and make offers to sellers who are more reasonable. Just trying to decide between BLT and BCV :daisy:
