For those who own at Poly or BLT (or both)

So is it safe to assume that I won’t be able to get TPV even at 11 months out just trying to book (not walking) ? Even one and two bedrooms? I don’t feel like going through the stress of having to modify a reservation every day right at 8 am

No way to know for sure. It's definitely a popular time for that room.

It just depends how many people are walking it + how many people are trying to book it right at 11 months this year vs how many rooms there are and how quick/lucky you are
 
It is true actually.

The only other DVC "inventory" they have besides the undeclared inventory is rooms that they have booked with their own points that they still own, get from cruise swaps, etc. that they are trying to rent out for cash, use for welcome home stays, etc.

So in your case they may have already used some of their own points inside of 11 months to secure that room to rent out (because the poly is popular and probably rents well), then later offered to use that room to fulfill your welcome home request. Once a room is declared it has to be booked according to DVC rules, even if it is being reserved by DVC themselves

That is not the same as them holding a hard to get declared room ahead of the 11 month window for someone, that would be against our contracts and would land them in trouble.

Otherwise everyone would be asking for AKV Value or Club studios, VGC rooms, etc. with every direct purchase and they would NEVER be available for owners to actually book

I am aware of the inventory that would come from. You said that they can only book rooms that are available for all members to book. That is not true. They can use their own inventory as I stated, that is NOT available for all members to book. If it was just rooms that all members can see and book as you stated there would be no point for the welcome home stay.

Youre trying to say that i told her they can somehow book something from member inventory outside of the 11 month window, I never said that. She can ask for something not showing for members to book that is for sale on their website which could possibly be what shes looking for that she cant book on her own. I dont think an explanation to her of where or how that was coming from was necessary.

I'd try at the 11 month mark (probably won't work) and then put it on your waitlist. People's plans change over 11 months.

If the rooms are all being walked, they would not be able to "hold" the room for them. Before the room is "held" they have to have it in the DVC inventory (either being declared and available+bookable at/under 11 months or being taken from their undeclared inventory).

IE You have to actually have something in order to hold it.

They can of course ask for them to try. But it doesn't sound likely

Basically you can ask them to try and book and hold a room for you as a WH stay, but if that room never comes available to book due to walkers, DVC will be just as unsuccessful at booking that room as the normal member booking right at 11 months

Im really not sure what you are trying to argue about, of course they cant hold a room that is being walked out of dvc inventory only, I never said that. They could have the theme park view room she wants that isnt being walked and not available for members to see because its in their own inventory and she should ask them for that.

Ohhh. You had said "They can hold rooms for you before purchasing. That would be a good one." In response to them asking about booking a room over 11 months out at a room that is being walked. It sounded like you meant that they could 100% get that room for them ahead of the 11 month window, which would be incorrect.

They can ask them about it now for a Welcome Home stay, and DVC can try to book it for them at 11 months, and then confirm whether or not they got it and are able to do it. Or if you ask when it is under 11 months out and the room is available and they are able to book it at that time (like any member) then they could do it. Or if you ask at under 11 months, when it's currently unavailable and they have just so happened to already have booked that room to rent out with DVCs own points then yes they could offer it for WH if they wish. They would not be able to have it in their inventory right now as all BLT rooms have been declared and the date is still over 11 months out.

If that is what you actually meant, then yes we are on the same page.

I wrote a seperate post to her giving her advice on another way to try to get what she wants, it was not posted as a response to her walking concerns. Im not sure why it sounded to you like that, I never said anything like that.

Mmm. It was just your second post in a row right after quoting when they had said that TPV on New Years was their dream, so I thought you were still specifically referring to that room at that time and adding onto your previous post.

I apologize as there was no offense intended, it's just how I (at the time confidently, and apparently mistakenly) interpreted your second post right after that TPV room discussion when you said "They can hold rooms for you before purchasing. That would be a good one."

I thought "that one" was still referring to the BLT TPV New Years room. No worries if it was not referring to that any longer

Let me clear up about inventory. All declared inventory must be available to members.

DVD can’t access that before others with their own points. They can only access at 11 months like the rest of us.

The undeclared inventory is available for DVD to do what it wants.

There could be a work around for them to use an owners new points at that resort by considering it a “trade out”.

So, both situations can be true for a resort that is not fully declared.

However, typically that doesn’t happen and while current owners are now being given a welcome home stay with new points, it’s not as simple if the rooms are gone already and I don’t think that work around is used very often.

I think it was when it first went on sale…because of it being part of the same association. But it couldn’t be used when BPK went on sale because all were declared so they were clear to owners that VGF would not be available for welcome home stays for anyone.

If someone is buying BLT, there would be no held rooms for sales since it’s not an active selling resort.
