Has anyone looked into buying real estate there? If so, I'd really appreciate hearing of your experiences. Feel free to PM me, as this probably dooesn't interest too many people. But it sure interests us!
 
Chum lives on the island. Hopefully he will dive in.

At a guess, it will be pretty steep, though a condo may not be so bad as a town house.
Even in this economy, land is precious there.

I would be willing to bet that even the older homes on the north end would sell VERY dear.

And I would bet that they would lose any tax break status that the original owners get if they are native to the island.

You could look at the near by (Bluffton) holdings, like Sun City, or even Beaufort or Savannah.

But, wait for Chum. He'll know better. Or PM him.
 
We own a townhouse in Sea Pines that we purchased after becoming hooked on the Island when we began to visit the Disney resort. We have owned it 8 1/2 years. PM me if I can help. I am not a realtor.
 

We have a place and love it!!! My personal plan is to live there full time, although it's been pushed off a couple more years due to the school aged kiddos.

Resale prices have dropped dramatically in the past year and there are some bargains to be found. I know of a gorgeous, completely renovated 3 b/r villa in our complex that appraised in the 800,000's 3 years ago that recently sold for around half that. If you go through the real estate book (a color photo book put out each month of all the MLS places) you can easily find things at price points that haven't been seen in a decade or more.
 
Are HOA fees impacted by which plantation a property is located in & are there separate fees associated with the plantation itself ?

This is a dream of ours as well! I have been searching Bluffton, SC for about 4 years now. Would love any info as well!!
 
I'm definitely interested as well. DH/I are hoping to move to Sun City within the next five years or so.... depending on finances and my mother's health.

Yes, they are. In our "subdivision" of Sea Pines, we pay an monthly HOA fee for common area maintenance. I don't know what owners of single family homes or condos in the other various areas in Sea Pines are charged. In addition, we all pay a once-a-year common fee for roads, security, and infrastructure within that plantation.
 
Actually will be there tomorrow. Split stay, 3 nights in a villa at the Dunes then cross over for 5 nights at Disney. We actually want to try this at the Dunes and actually spend real time there versus riding the bike from the resort to the beach house.

Looking into a 2 or 3 BR villa that we can use maybe 3 or 4 weeks a year and hoping to see what rental would do the balance of the year or at least during peak season.

Thanks Susie, good to know. DH & I have it on the back burner for now but hopefully down the road at some point would love to own on HHI.
