Fixed week calander?

I just bought week 52 at the poly in a studio!!! 1st pixiedust:pixiedust:pixiedust: 2nd.. where is the dates for the next few years.

***to those who wonder why I bought a fixed week:
1) I think week 52 will sell out **or has, and their will be a premium on the 2ndary market when I go to sell

2) I think there will be a major point allocation, I think they over priced the boro boro bungl, and the studios will be 5-10 points more per night in 6-10 years.

***if I decided to rent this week (not perm only when we do a disney cruise or what ever) out when would you list it for sale? I am thinking maybe 12-15 months out, but then also at like 4-6 months out too? when would be the highest profit to list, and what would you list the price for aprox? would you keep this week for the rental, or "rent the points"?

The check-out date for Week 52 in 2015 is 1/3/2016.

In most years, Week 52 will include NYE. In 2017, Week 52 is 12/24 to 12/31.
 
According to the RW calendar for the next 11 years (assuming I have transcribed correctly ;)), week 52=

It looks like your fixed week will miss NYE 2 times in 11 years and you will have check in on Christmas Day and check out on New Years Day 2 times in 11 years.

Also, it looks like week 52 captures mostly premier and a piece of adventure seasons. It the 11 years above, I count 21 nights (out of 77) in adventure or about 27%. I agree a point reallocation could be a real game changer.

My family likes to go to WDW over NYE, so I was thinking how nice it would be not to have to worry about getting the NYE ressie every year. I think if we were going to get a fixed week, it would probably be 52 like you picked (one of the reasons I looked at all of the years :)) . But, there are a few years where the check out date is kind of late (ie the 5th or 6th of Jan). I wonder what happens if you want to check out on the 1st and only use part of your fixed week? I'm guessing you have to either use the whole week or convert to points?

Fixed Week owners are immune from future point chart reallocations. But it cuts both ways. In 2016, Aulani's calendar is changing so that much of the summer is changing from the Magic Season to the more expensive Premier Season. Fixed Week owners at Aulani who own one of those weeks will be paying the same number of points as before the reallocation. However, some dates at Aulani are also shifting to the cheaper Adventure Season. The Fixed Week owners who own those dates won't benefit from the change.

First thing first, congrats on your purchase!!!

Second, I do not blame you for buying a fixed week, nor do I think you have to justify it.

I believe, and correct me if I am wrong, buy you buy 10% extra points. So, if that week turns out not to be such a challenge to book, you can cancel your fixed week, and rebook and get a few extra points if you wanted to. And if it is hard to book, well you made the right choice.

However, studios can not go up 5-10 points per night.

Grouping all the studios into one category, meaning 360 of the same, to raise one studio 5 points per night, you would have to raise them all, meaning would need 5 * 360 = 1800 points. They would have to come from the bungalows, which 1800/20 = 90, so each bungalow would have to drop 90 points per night.

I believe you meant 5-10 points per week. (Bungalows would drop 90-180 points per week)

But, you are at the Poly, so it really doesn't matter!

Yes. Each Use Year, a Fixed Week owner retains the right to opt out of the Fixed Week and convert their interest to traditional points. The number of traditional points that can be converted is set in the owner's original deed. For example, at VGF a Standard View Studio for Week #49 costs 125 traditional points. To purchase a Fixed Week, a Fixed Week owner buys a deed for 138 points that includes the right to book the entire week. If that owner were to opt out of his or her Fixed Week, the owner would have 138 points that can be used just like all other VGF points. The Fixed Week owner could then turn around and book that same week for 125 points and have 13 points left over.

That seems like a pretty sweet deal. I can't see a downside. :thumbsup2
 
Purchasing a VGF fixed week has been my best DVC decision. I get the villa, view and week I want without having to worry about competition.

If fixed weeks were offered at the other resorts, then I would only own fixed week contracts. Our travel schedule is quite regular and, to me, the 10% extra is worth hassle free booking.
