First time DVC buyer

Don't forget to account for the yearly maintenance fees as different between home resorts. VGF one of lowest.
 
Your comments did make me think of a different option. We have talked that we would likely add someplace else via resale sometime down the road.

Instead it might make sense for our first purchase to be via resale and do DLT when it is available as our second home resort?!?!
This is what we did. We were primarily interested in purchasing DLT, but knew we didn’t need 150 points at DLT. We never stay more than 2-3 nights at DL and probably wouldn’t go more than once a year. Since owning a resale contract would give me the option of buying fewer points, we decided on a small contract at BW.

I originally thought we needed just enough points for a solo/girls trip every other year, but when my DH and I went to WDW in Jan after an over 10 year hiatus, my husband surprised me by enjoying himself. So now we are thinking of adding more points at WDW. I already picked up another small BW contract, so we are fine for points right now. We are looking to add on enough points so we can do 5-6 nights in a 2-3 bedroom with our kids/grandkids. My kids are in mid 20’s and talking of starting families so we have a few years before it’s a reality.

We almost purchased VGF since the incentive for members was so good, but with the announcement of Poly2, we decided to wait. Trust me once you have made the commitment to purchase, or have just purchased, the HARDEST thing to do is to wait! Unfortunately, purchasing resale is a waiting game, and can be frustrating but the benefits of larger incentives and splitting contracts into smaller points is worth the hassle IMO. Plus the cost savings!

I read somewhere that small resale contracts don’t get ROFR’ed as often and in my case both contracts passed and completed (offer to points) in under 60 days.

After seeing RIV in person, I’m more inclined to consider purchasing even with the restrictions. I really liked the villa layouts and the views were very nice. I also found I really like the ease of a tower. Restaurants, pool, bus were basically an elevator ride away. Would be very nice with small children. It’s one of the reasons I like Poly2 over VGF, the tower design. We also loved the skyliner.

There are so many resorts that you already need as owner in order to book during busy times, that I think RIV will retain it’s value as a resale, especially if you are selling 50-100 pt contracts. Small contracts regardless of resort, seem to hold the most value.
 
Thanks everyone for all the feedback. Given that we strongly prefer DL over WDW, we've pretty much decided that we are going to wait for DLT. It just make more sense for us to have our home resort there.

The great thing about that is that you'll qualify for member pricing when it comes on the market. Generally member pricing is better.

A key was making sure we could book somewhere in mid-Sept. So right now we have a reservation on hold at BWV but are also going to look at splitting our stay. We will have someone with an ECV, so location and/or good transportation options are extremely important.
