First Look at Room Layouts for Poly Tower


Duo studio confirmed. Full modern range of rooms highly suggests second/separate association for the towers, in my opinion.
The original PVB plans had the separate building that would have the 1 & 2BR's etc. I don't know it can be concluded that finally implementing that second building means it will be separate. It's still pretty much in line with what PVB was originally going to have.
 
Yes, I’m really happy they realized how much more functional that makes the 1/2BR villas.
Now I just want to see the point chart and the transportation infrastructure.

I also think that POLY2 might put some downward pressure on BLT resale prices no matter if it the same association or a new one.

How much remains to be seen.
 
Looks like a shower only in deluxe studios. 😕 wondering if they will have some with tubs?
One of the pics I saw, showing two studios next to each other, seemed to me to show a walkin shower in one and a tub/shower in the other, although I may have misinterpreted the symbols. Made me wonder whether they'd have two bookable categories as they have at CCV, one with walkin shower and the other with tub/shower. I know that we'd prefer a walkin shower, but we don't travel with little kids or anyone who likes baths.

I think just looking at current trends, the fact that it will be a standalone resort Tower in the vein of RIV and VDH says a lot!. On the other hand, if the floor plans showed JUST 1- and 2-BR Villas, NO deluxe studios nor duo studios, then the odds of it being a "completion" project for PVB shifts in the direction of "same association".

Add on top of that, we owners generally see substantial dues increases whenever a soft or hard refurb is done on a resort. Imagine the dues increase to cover the construction of a new tower! If I were a PVB owner, I would be praying against it being in the same association.

I read that drawing as a non accessible walk in and an accessible roll in shower. (I’m an architect and used to design a lot of residential accessible bathrooms for reference). They will probably have to have accessible rooms with bath shower combos (like VDH has) but not many and not actually a different booking category.

Why should they let Poly1 owners have 11 month booking without contributing toward construction? As you say, it would have to impact dues - that would be quite a hit on the Capital Reserves!

I think I read that and responded with a 'love' emoji only. I figured it was such an obvious and strong point that no comment was necessary! A mic drop, if you will. Hahaha.

But it seems that many PVB owners are still hoping for the original plans to come to fruition! I'm afraid the ship has long sailed on that.

Not disagreeing because I have no clue, but isn’t that exactly what they did at grand Floridian? I know it wasn’t brand new construction but still a complete overhaul of an entire building and then added to an existing dvc association. Didn’t seem to make their dues increase anything substantial and previous owners were allowed to book the new rooms at 11 months and new owners allowed to book the previous categories? As for Dues, they are for maintaining properties and outlined for us yearly. All costs for poly 2 construction or refurb of the building at grand flo would be covered by direct sales and have nothing to do with dues unless I’m misunderstanding what you’re saying.

No, not exactly. What you call a complete overhaul is less than a "hard goods refurb" of SSR, for example. SSR dues subsequently went from one of the lowest to be more than VGF. I would anticipate VGF to take a little longer to rise given all the new owners and how DVC likes to keep the annual dues flat for new owners (judging from the newer resorts like CCV and RIV). But AD increases for VGF will accelerate after a period of time.

True, and that should include CAPEX. If you compare the value received from CAPEX, from an existing owners view...VGF association spends to add 3 million points and existing owners get access to a single new room category, Resort Studios, that many consider inferior to already existing Deluxe Studios. The value that existing owners receive is minimal compared to new owners. Look at it now from PVB perspective and the value proposition is turned upside down.
