First Booking as DVC owner. . . check my math?

We just became DVC owners and want to book a "Welcome Home" trip for just our family this fall. However, I want to make sure that we have enough points for a March 2022 spring break stay. We have 125 points (direct purchase) loaded for 2020 with an October use year. We will have another 125 points loaded October 2021. We have a resale contract (October use year) that will close mid-April. That contract will have 80 points loaded in October with no available points until then.

So, I would like to book an OKW 1-bedroom for November 2021 at 107 points total. Here are my questions. . .
1. That would leave me with 18 points left for 2020 with 205 loaded in October 2021 giving me 213 for spring 2022? 2. I could then borrow 102 points from my 2022 points?
3. Do I need to bank the 18 2020 points by the end of May even if I make a spring break reservation before the end of May?
 
All of the 2020 points will need to be banked in order to use them for either of those reservations as they fall in the 2021 UY. Right now there is the 50% borrowing rule so you would be limited to 50% from each contract.

If I moved our fall trip to October 2021, could I use 107?
If I bank the points for a November trip, could I use half of the 2020 points and pull the rest from 2021? Then pull the other half of the banked 2020 points for the 2022 spring trip?

An Oct UY ends Sept 30. Any dates from Oct 1 2021 until Sept 30 2022 will be in your 2021 UY so you will need to bank your 2020 points in order to use them in that time period. What UY a trip falls in goes by the date of the trip rather than the date of the booking. Banked points will be used before current UY points.
 

Everything is based on when you travel and not when you book.

Trips in October or November 2021 and in March 2022 all take place in your 2021 UY.

To book those trips, you can used banked 2020, 2021, and borrow up to 50% of each contract from 2022 UY to get them booked.

In order for your current 2020 UY points to be eligible for the trips, they have to be banked before you book.

Once banked, you will have 250 points from The direct contract and 80 from the resale to book without needing to do any borrowing.
 
Thank you for everyone's kind replies. I have done a ton of research before purchasing, but it is different when you have points and are trying to get everything out of them you can. I appreciate it!
