Fire Sale if Resort is Almost Sold

Yeah but they would literally sell out in a couple of hours
I think this only happened once, when Disney FINALLY put them on sale after Covid. For the longest time, it was day tickets only. There were over two years when either Annual Passes were suspended or not offered, and that created deep demand. What's happening now is pretty standard. First the Believe pass will sell out, maybe next week, then two more, leaving only the SoCal weekday pass which may be offered all year.
 
No it was every time since covid the demand was crazy. My friends would want to buy it and sleep on it for a day then they'd be sold out.

Inspire is the one that's usually available the longest, too damn expensive
 
Grand Californian is so, so much nicer than the Disneyland Hotel Villas. And it's one of the fourteen. But I do hear you on the Riviera and the Cabins.
I haven't check out the disneyland villas yet but i can imagine because I'm not all that impressed with the disneyland hotel. I do like the themeing of the rooms though, love the jungle book, grand californian is more subtle disney, but of course in a category of its own. I imagine the points cost is cheaper as well so that's a plus!

Expect something similar here. Again, certain passes will sell out, such as Believe. But some will be available likely for many weeks.
 
BPK was a cheaper flip than a ground-up RIV. Sure. But they didn't price BPK/VGF2 accordingly cheaper than RIV. Didn't they all have the same/similar base price/pt?

So what difference does a target profit level on their capital outlay make here? I don't think the fire sale on VGF at its end happened because it was cheaper to complete and generous ol' Mickey said "hey, we recouped our costs, now let's give back to the DVC community."

OP's question was "Are fire sales a thing when resorts are close to being sold out? Have they done this in the past before?" The answer is yes, it happened with VGF.
What they price it for has nothing to do with what they need to sell it for to get a target ROI.

And to the best of my knowledge they didn’t do it with the original VGF, they did it with BPK.

I do not believe that your analysis lines us with how business people think.

I wonder how much of it is actually them selling out or Disney creating demand by making it seem like they "sell out" fast. They have mastered FOMO quite well

It will be on sale until just before you go to the park and hope to apply you multi day ticket to the price of a MK….

I should add that I am not speaking to you directly, just sharing what seems to have happened to me in the past!

We purchased MK’s for the fam this time even though we don’t plan to use them until August this year.

TBF, Riviera was just a few dollars more expensive during that same incentive cycle.

Buying a large bucket of Riviera points in the 150s or 160s (without having to sell any back) a few years ago was a good move for us. If we were able to add on 200 more for around the same price on a "fire sale" it could be tempting......
 
Yep that's the reason I'm caving and being direct soon, love me some riviera and local to disneyland hotel, they really knew what they were doing with these restrictions

And while I do love the O14, some will expire and I have a personal problem with FOMO - I really like RIV and CFW, and will like whatever they open next … Lakeshore Lodge? Who knows what else?

All that said, I still watch resale POLY prices because old habits die hard.

Same here, when something new and shiny is out I want to stay there and go to all the previews and stuff and be excited!

I wished I was actively looking at that time. That would've been a great deal for me. I'll hop on the next train!

Right I would have loved some Grand Floridian christmas points although I've heard it's a hot mess to stay there during that time, I am up for the challenge 🤣🤣

Only when the gingerbread house is having an anniversary. I've been staying there for years during Christmas and its busy but not like this year. It was insane! IMHO I think the BPK "Firesale" was a marketing ploy to get DVC attention during a period when they were all coming out of the pandemic and needed to get some buzz going. Cheap building reno/flip and you have new DVC members and others that added on.

How often does it have an anniversary? Do you go on actual Christmas day? I would love to do that some time. They need to do another market ploy there's an avian flu going around lol
