Did you ask for them before signing your documents? We just signed yesterday but I didn’t know to ask for a different title company and just looked and first American is the one on the document.
Yes, I asked when told seller accepted contract.
 
That is a good choice. It was super convenient to hop on the monorail to go back to the resort. I also liked that the rooms aren't spread out so that the walking is minimal when you get back to the resort. Crossing my fingers for you.
Thank. Our fingers are cross too. Can’t keep hopes to high though, this is our first time signing a contract and I know sometimes things don’t go as planned.
 

Anyone have any experience with DVC Resale market? Just passed ROFR at BRV and so far they have been great. Passed ROFR in 12 days! Also using Monera as our finance company. They said it would take 30 to 50 days once we passed but that seems kind of a long time.
The fastest closing I have had was with them last year. They tend to use Magic Vacation Title closing company. Monera will not slow down closing.
 
Awesome! They are using Magic Vacation closing company so hopefully it goes quick. We tend to travel in March\April so the sooner we close the sooner we can book for March. I am worried that there will be no availability at BRV if we do not book soon. really love Wilderness lodge but we will be happy anywhere as long as we are HOME!
 
I was not going to use First American at any cost so do not know what their closing costs would be. I took the closing cost given to me by Mason and divided it by the cost of points and compared that to the closing costs on current contract (awaiting seller to return documents already past closing date) divided by cost of points. This was not including the $195 Fidelity fee they tack on. These contracts were different point amounts so could not compare that way. Mason was 4.3 % and First American was 4.2% of the contract price, so I feel good about paying .1 % more. Thanks for asking that question, so I would do the calculation:D

I'm not sure what you mean by "take a loss."
If you are referring to the contract ,I am waiting for seller to return closing documents, then the purchase contract says that the contract is to be closed in 75 days from effective date, which was 2/11. To me this puts 4/26 as date needs to be closed or 'seller fails to perform duty required' and is in default and I am entitled to return of escrow deposits. First American had on their closing documents to close on 4/17 but contract for purchase probably is definite closing date.

OK - I see what you mean. Then you're not at risk for being OOP the down payment or fees! 4/26 is not that far away...
 
Just got a call today from fidelity that our offer was accepted, can expect paperwork tomorrow. Hopefully it all goes smoothly. This is our first time buying, and only second time we put in an offer. Excited but nervous. Really wanna be a dvc owner.....

120 points, 140 per point. September use year. All of 19 points banked into 20 so we'll start out with 240. there are also 94 banked from 18 which will probably go to waste because they expire august 31st. All this of course will only be good if it passes ROFR

WOW - that's a good load of points for 2020. Do you plan to use them all?
You could possibly rent the other 94 if you close in time to make it do-able.

We are hoping to book a trip end of january that will use most of the points up. At the very least we will use all of the 19 points and most of the 20 points. The 94 that are left from 18, I reached out to one site that rents points but they figure by the time the points are in my name(if we pass ROFR) it would be to late for them to be able to rent them from us. Who knows maybe we'll find a good deal on travel and take a last min trip if something is available.

Sounds like you have planned it all out -- how long have you been waiting for ROFR?
It can take anywhere from several days to several weeks.

Still waiting to hear from fidelity that its been sent. I havent heard back from them since last thursday on anything. We signed on thursday and have no idea of seller signed or not yet. I tried calling a few times thursday and friday but figured they must have been in weekend mode already lol

Just based on my current experience with Fidelity, supported by others on this forum in the same boat, it appears that they tend to move in "batch mode", rather than "real-time".
I'm guessing they package a lot of things together and send them through the process steps in mass?? It took 9 days to submit the accepted offer to ROFR. ROFR took 15 days.
Then it took 31 days after ROFR to get my closing documents. I turned my payment around same day and Fedex'd overnight. It took another 9 days to get the seller's closing documents.
Today is Day#71 from date of offer - 2/9/20 :earboy2:

RichV03 - Fidelity must have listening in on that last post -- They emailed me that Closing Completed and the Deed Recorded today - 4/20-
So it was 71 days total, from date of offer to date of closing.

Just got an email little bit ago that they have received seller documents and it will be sent to Disney within 48-72 hours for ROFR
