Finding the right place to add on

I'm thinking about a 75 point add on, to my 185 AKV points at either OKW or Poly.

We really enjoy OKW but I feel like the points are overpriced right now for the 2042 expiration. I've been looking for an extended contract Feb use year to no avail. I don't mind the 2042 expiration but $85/pt would be my threshold for them. The listings I've seen have been mid $90s to low $100s.

The Polynesian obviously offers great location, but only studios (bungalow in another life). With the wife and 3 kiddos (5,3,0) it is do-able for the next few years as a family and once we feel cramped I could either rent them, trade out at 7 mo, or use them on trips without the kids in the future. The 2066 expiration provides lots of options.

The thing is the pre-revised 2020 point chart foreshadows changes coming to Poly. The 75 points won't really go far unless I bank/borrow. Seems like a lot of people wouldn't touch Poly with a 10 ft pole between issues booking during home resort advantage and the point intensive chart. With direct at $235, resale in the $140s sounds like a decent buy.

There are a lot of contracts for sale and prices seem to be softening very slightly, is it a good time to make a decision? Or wait and see how Riviera throws a cog into the system?

What are your thoughts?
 
You could always offer a low ball offer on a Poly contract. Like you said, there seem to be a lot of Poly contracts on the market, and after next years point reallocation you bet that a lot of owners will be jumping ship at Poly. It's a great location, but one of the worst DVC resorts unit/point setups in the whole system. We loved the location but ended up buying into VGF because of the unit sizes. Have you considered VGF?
 
Look for an OKW 2057 contract instead of the OKW 2042.
 
Keep looking for a good deal, but don't be in a hurry to pull the trigger. I'd recommend waiting for the 2021 point charts before making a decision. Those won't be available until the end of this year, but they will probably color your decision on how many to buy, as well as where, or even if, you really should. Good luck!
 

If you want add on of the 75 points for the benefits I would add onto OKW. A lot lower direct price point ($156) plus then you would get the 2057 expiration.
 
You could simply make $85 pp offers on OKW contracts if that's what you feel the price should be.

When we bought in '12, our AKV contracts were listed at $72pp. I offered $63 and we wound up settling at $65. You never know where things will wind up w/o making offers.

I definitely have to examine the point charts closer. We had our first stay at VGF last June in a studio and enjoyed it. It is not an option I'm opposed to but the one and two bedrooms do come at a premium.

I am grandfathered into benefits with my 25 point direct add on. An additional 75 points would get me to 260 points, which seems like a good amount of points to do annual stays in larger accommodations.

Definitely something to think about...low ball Russian roulette!
 
Just be careful of low ball, don’t agree to an offer the mouse can’t resist. Check out the ROFR thread for what passes and what gets taken and try to negotiate to the lowest price that is passing. There are some people who negotiate at killer price and are upset when DVC buys it back at the great price. DVC is very aggressive right now on contracts, good luck.

DVC is being VERY aggressive on OKW contracts of late. I wouldn't expect to get a killer deal on OKW 2042 points to pass.

I know the reno was met with mixed reviews but I think the rooms look great. Makes sense to me why they’d be picking them up right after a refresh.

When DVC offered the OKW extension from 2042 to 2057 years ago, only a smallish number of people took it. But that obligated DVC to run the resort until 2057. By picking up 2042 contracts now, with 23 years remaining, they can re-sell those contracts as 2057 (38 years remaining) and increase the percentage of the resort that will have maintenance fee paying members after 2042. If they waited until 2042 to do it, they'd be selling a 15 year contract, which would make no sense to anyone to buy unless it was very heavily discounted.

I wouldn't add on at either. I have OKW and we use them at every other east coast DVC at 7 months, even SSR. OKW is our least fave. ANd Poly is all stuidos, high buy in cost, high point cost and the noisiest room we ever had at WDW. How about SSR? Or BRV....BRV doesn't seem to be getting ROFRd by the mouse. Though it's a 2042...so maybe CCV?

They are already working on that...

OKW pricing just slipped below all the other WDW resorts at the last increase. Prior to that they were ROFR ing SSR a lot...pushing up the resale price quite a bit. Next price increase, I think they will do the same...raise OKW the least - widening the gap every time.

OKW will be the only cheap buy in for people who want to get into DVC and sleep around and it will solve the 2042/2057 problem.
