Fidelity resales

We had great service from Rachel at Fidelity (then it was called GMAC) and we also had great service from TTS. For us it came down to who had a listing that we wanted.
 
Anyone know the office hours for Fidelity? I made an offer yesterday on a property and got an email back that they left a message and email for the seller, but I have not heard anything back. Should I expect to not hear anything until next week? Thanks just getting a little anxious as I don't want anyone else to swipe this offer out from under me ;) We are "willing" to pay full price but felt I had nothing to lose my making an offer first.......at least I hope :confused3

Their office is closed over the weekend, and I doubt you will hear anything till Monday....

Their service stincks, Rachel is an airhead & they are not completely upfront & honest. They knew what we were looking to do & yet never told us what was really going on with our seller therefore our contract never closed............ Rachel told me, on the phone, I'm not much of an email person so please call me when you have questions.! :scared1: She also never told us when we passed ROFR. Cammy at the Title Company, however, was great.
 

My contract with Fidelity just went to ROFR. I've bought 3 from TSS and loved the service from them. Would've preferred to buy from them again but they just haven't had the right contract for me. I was nervous about Fidelity, but so far everything went smoothly. I dealt with Rachel and have had no communication issues so far. Good luck!
 
I've used Fidelity 4 times. Once with Rachel and 3 times with Sharon. I would not hesitate to use Sharon again. The Title Company they use could be better though.

I am working with Sharon and have no complaints about her. I agree very strongly with the pp’s statement about the title company. I am a married woman living in a community property state but making my DVC purchase with separate property funds, so wanted the deed issued in my name as sole and separate property. The title company, located in PA., clearly does not understand community property laws. The title company employee first left me a message that it was “better” if the title was issued in my husband's name as well because there would be fewer problems when I tried to sell the property. I left a return message that I did not want to do it that way. Then the title company wanted a signed statement from my husband “relinquishing” his community property rights in the timeshare. I kept trying to explain that as he had no community property interest in the funds being used to purchase the property, he would have no community interest in the property, so there was nothing for him to “relinquish.” They kept telling me this was the law in California, Arizona and Nevada, yet never gave me an answer as to what statute or code provision the company was trying to comply with. (I abandoned my efforts to get them to understand that it was Washington law that governed my community property because that is where I reside with my husband). When I asked to speak to their legal advisor, I was told that they didn’t have one. In short, I got nowhere with the title company. Sharon finally got them to say that the problem was that they could not get title insurance without the relinquishment of my husband's community property rights. I spoke with their title insurance agent – who was in Nevada, a community property state – and he understood where I was coming from. I think that this has been ironed out, but it certainly has not been without its frustrations with the title company used by Fidelity.
 
Sharon is great to deal with. Everything from start to finish was silky smooth.:thumbsup2

I must say Fidelity was fine. No complaints at all. Sharon was very responsive when I would e-mail her.....most of the time within 15 minutes!

Our issue was with the seller returning the paperwork in a timely fashion. But once it was received, the closing company closed immediately.

Our first purchase was with The Timeshare Store. It was handled well also. Jason is who we used there.

Ours took exactly 30 days...sorry to say. But, it was over the holidays. Hope yours isn't as long.
 
Add me to the list of happy Sharon customers, she found me a BWV contract and the seller and I agreed on a price this morning. I'm just waiting for Sharon to email the contract to sign.

She's been great, very responsive both on the phone and via email!
 
Sharon was our broker back in the fall when we did a BWV add on. She was fabulous! When I first started looking I called Fidelity and asked for her specifically. She was super nice and professional on the phone. She understood I was specifically looking for 150 Feb UY BWV. She put me on her hot list and called me when something came in that was a match. She did mention that many listings don't make it online because of their hotlists (although I don't remember if "hotlist" was the specific word she used). At any rate, the first time she called me, I made an offer, but the owner never got back to her. The second property we made an offer on was negotiated back and forth a couple times until we agreed on a price. It all happened within 24 hours. Everything else went smoothly, although closing took atleast 30 days, possibly a little longer. The good thing about buying from Fidelity is that you can get a better deal IMHO because many of their contracts are in distress and owners just want to sell them. When I first started looking I called TSS, where we bought our first contract at BCV a couple years ago. Based upon the threads (and I know it isn't the bible) I told them I was looking for a BWV 150 point contract for $55/point. The guy at TSS laughed me off the phone and told me that wasn't true and that anyone saying they purchased at that price was lying. I called Fidelity and they disagreed. In the end, the contract I got was for 150 point, BWV at $55/point. Thanks again Sharon!!! :cheer2:
 
We have used Fidelity with Sharon twice with no problems. Never assume someone is moving forward on your behalf, go ahead and ask for updates and that usually keeps your business top of mind!

We bought a small 50 point contract last summer for our son and daughter-in-law as a wedding gift. Initially, we wanted to surprise them, but, after talking with Rachel at Fidelity we decided we needed to tell them upfront since we wanted everything titled to them and they obviously needed to sign everything. Rachel found us a 50 pt SSR contract within a day of my contacting her.... at a very good price, I might add. We offered for the contract on 7/11/11 and closed the third week of September.....it would have been sooner, however, the points were from a divorce settlement and it took a bit longer to have both parties sign...through their lawyers, etc..... I had some misgivings about offering on a contract that was part of a divorce for that reason...however, it was all good...just a little longer. If we decide to add on in the future I wouldn't hesitate to use Fidelity again and if our son and his wife should want to add on I would recommend they do the same.

Can someone let me know at what point in the process do they require payment in full? Certified check? In the mail? Things feel a little sketchy with the details.

Make a copy of the original and mail the original back to Fidelity and keep the copt for your files.

Once Fidelity receives signed contracts from buyer and seller they will send it along to Disney for ROFR. Disney has 30 days to exercise ROFR. Once through ROFR, you will send a bank check for the closing/purchase amount to the Title Company. Send it next day, so that you can get your contract through the title search and recording quickly and then it is sent to Disney so that a membership can be created and the points placed in your membership.

Someone please correct me if I am missing anything. I have only done this 6 times in the past 10 months. Yeah, I've got a major problem!

I hope you don't mind if I pick your brain a little bit more.

What was the purpose of e-mailing the contract for our signatures? To expedite the process? Do they proceed with the e-mailed contract?

As for the bank check, can it be wired from our bank or would FedEx do? Regular mail?

We are already DVC owners with an established membership. Sharon told us that the new contract would go under that existing membership. Deeded the same and the same UY as our direct purchases. True?

As for your problem, I should be so lucky!!! :)
