Few February Use Year Contracts??

We have been looking for about 5 months for a small February Use Year contract that fits our needs. And it just seems like February contracts are fewer and far between. Is there anything specifically that would support this or is it just our dumb luck?
 
Disney seems to sell contracts of some months more than others. I asked our Guide and Jim Lewis about this and never got a straight answer.

Bought on the Disney Wonder end of Sept. 09 for BLT and we have Feb. as UY. In retrospect maybe not the best UY for us as we tend come to WDW mostly in Sept. / Oct. or Jan. but until now it worked out fine.
 
We have 5 memberships in Feb and like them better then the 2 we have for Dec & March. Find UY at the start of a calander year are easer to keep track. The 5 Feb UY are all for SSR. When we bought them that was the UY Disney was selling.
 

We have an October UY and find those harder to come by as well. There always seems to be a ton of Dec.
 
I can only assume that the whole concept of UY is to spread out the demand for certain things throughout the year. Specifically, banking. If everyone had the same UY, I imagine that A LOT of points would be banked at the same time every year (in the 8th month of the UY). I'm sure disney prefers to handle banked inventory throughout the year vs. all at once. (when you bank your points into the next UY, obviously the physical inventory for this year still needs to be allocated to something).

If this is the case, I don't see why they would want anything other than an even distribution of UY on all the points.
 
Me too. I've been looking for a couple of smaller Apr UY contracts, and not much is available. More Dec. than anything else.

TSS want to comment?
 
I was in the same boat as the OP. Waited and waited for a 50 point contract to come up at BWV with a Feb UY. We were on a cruise in September and ended up buying direct from Disney for full price. The very next week I saw a suitable contract come up in the TSS listings. Figures doesn't it?

Yep, that figures!! I'm getting close to giving up hope myself!

Thanks to all for the feedback!! Interesting info! It seems to me that there are millions of Dec and June UY. Feb isn't the best for us either, but we just want to keep the two contracts together. I guess we will just keep looking!
 
I'm assuming you are looking for a small BWV contract. If that is the case, here is the breakout of the percentage of points by UY for BWV:

  • Feb 12.92%
  • Mar 9.36%
  • Apr 11.86%
  • Jun 13.41%
  • Aug 13.77%
  • Sep 7.83%
  • Oct 11.38%
  • Dec 19.46%

The February UY actually has slightly more than the 12.5% you would expect if points were equally distributed among the eight UYs. Your odds would be worse if you wanted a September UY, and better if you wanted a December UY. Good luck in finding an attractive contract!!

Edited to add: If you are trying to find a February UY contract for BLT, then your chances would be great. The distribution of BLT is heavily skewed toward that UY. To date, over 47% of all points sold are in the February UY. Even if Disney didn't assign another Unit to the February UY, BLT will have 36.47% of all of its points in the February UY once the resort is sold out.

Awesome. Where'd you get this? And is it the same for other resorts? We're looking at April for BLT & SSR.

I compiled the data by looking at Condo Related records and deeds filed by Disney Vacation Development with the Orange County Comptroller (OCC). I have breakdowns by UY for AKV, BLT, BWV, OKW, and VWL. I have some data compiled for BCV and SSR, but its not complete so I can't offer any breakdown of points for those two resorts.

If you want detailed information about BLT, I suggest you take a look at TSMIII's thread on BLT. Dizfan and I have been tracking BLT sales for over a year and we post updates every month. Here is a link to that thread:

OKW has a fairly even distribution of points by UY, with June (14.47%) the largest UY and September (10.43%) the smallest. But AKV, VWL, BWV, and BLT all have much more disproportionate distributions among the eight UYs.

Since my data is based on records filed with OCC, its limited to those DVC resorts at WDW. I don't have data available for Vero Beach, Hilton Head, Grand California, or Aulani.
 
we have two contracts and both are feb use year.

i actually thought most contracts were feb use year.

if you just wait you'll find exactly what you want

You're right. April is not a common UY at BLT. But there is still hope you can find a small April UY deed on the resale market. Back in the 1990s when OKW and BWV opened, most buyers bought points in large quantities. Back then, buyers didn't split a 210-point purchase into smaller deeds, like three 70-point deeds. Nowadays, its not unusual for buyers to break up their contracts into increments of less than 100 points. Thus, there are probably a lot more deeds for less than 100 points at BLT or AKV than there are for OKW or BWV.

I suspect that the April UY is not that common at SSR. I have identified about two-thirds of SSR's Units, and the April UY accounts for only 3.04% of the points. SSR's December UY is the most common with 28.80% of the points. But remember, I still have to identify about a third of the Units, so those percentages will probably change.

We have the same concerns about August. We know we'll want to add on in August sometime in the future, and that's not a common use year at BLT. But, it's what was available at BWV back in the day and we didn't know to think about such things.

We just did at BLT add-on in August this year, but in a few years when we're ready to add the additional points that could be hard.

Your data is incredible!! We are actually looking to purchase a small 75-80 pt contract with SSR or OKW. How does Feb look for them? Thanks so much! :goodvibes
 
Here are the breakdowns by UY I have for BWV, VWL, OKW, BLT, and AKV. I also have data for SSR, but it covers only about two thirds of SSR. Keep in mind that AKV, BLT, and SSR and not fully declared for the membership. In addition, DVD has not yet used some of the declared Units at those resorts for sales so I don't know what UY has been assigned to those Units.

As I previously said, the data for these spreadsheets is from records filed and recorded by DVD with the Orange County Comptroller.

SSR: Keep in mind that I have only identified about two thirds of the Units at SSR. Also, I did a sloppy job of cutting and pasting the spreadsheet that you see here from a more detailed spreadsheet I use to track SSR sales. I apologize for its messy appearance.

I thought the same thing too. Back in May we were looking for a small Feb UY contract at either AKV or BCV. Waited and waited for about 2 months... then all of a sudden 4 came up at the same time on a resale site! You should have seen my eyes just about pop right out of my head! :eek:
