Fall Direct Incentives

Riviera
  • Same base price as today
  • Slightly worse incentives for both owners and non-owners, maybe also some Welcome Home weakening
From what I understand the Welcome home offer was for all resorts so not sure why you have it under RIV.

Also to note if the Welcome Home goes down that is good news for us OTUP buyers as those costs per point would drop as well.

The Welcome Home incentive was not tied to the change in OTU point price. It was the reduction of the MB program that went from $22 to $20 which sparked the price of OTU to go back to $20.

The prices offered seem to go hand in hand. When one goes up the other does, when one goes down the other goes down. OTUP were around $19 before they brought back MB and changed to $22.

My question is the “weakening” of MB for RIV only as I thought it would be the same for all. I didn’t think they would “weaken” it for 1 resort only.

I might be wrong but I would think it would be the same for all resorts that are eligible for it.

The Welcome Home discount is different from Magical Beginnings. Welcome Home is a flat rate off that varies depending on the property and you are technically supposed to be on property to receive it, but DVC will allow you to receive it with proof of a future resort stay. (Often it’s $1500 or so at the 150 point level but varies depending on resort and amount of points purchased)

MBs is selling back your first year of points at the current $20 rate per point.

Just making sure you are talking about the right discount? Since the weakening comment was about Welcome Home, not MBs.

Thank you so much!! Now that makes sense what @ehh said.

I knew what both programs are I just had MB stuck in my head. Thanks again.

They had the welcome home before when MB wasn’t offered.

I just wanted to point out that we saw the OTU go back down when MB was reduced, not when Welcome Home came into play.

I would not be surprised to see a price increase 10/1. I think poly will be the same price as Riviera and Aulani but I would not be surprised if it’s $8 higher than it is now.

For 200 points, current owners (net of all promos except MB):
Poly - $21
Riviera - $25 ($7 worse than current)
CFW - $45 (~$5 better than current)
Aulani - $35 ($3 better than current)
VDH - $40 ($2 worse than current)

Is my best guess. Then I think we see a big Riviera sale in winter or spring.

Supposedly RIV went on sale at $188 per point. Not sure if there were any incentives at the time.
Right now after WH & MB, you can be at $178 per point at 150 points.

How is this deal overall or just meh?

I've only bought resale at steals and resold a couple contracts and made a profit. I know if I buy RIV and want to resale down the line I'll probably take a big hit. I want to stay there, like the point chart, and want access to the others that are restricted.

Just wondering peoples thoughts on the overall deal today for RIV and what could we possibly see in a "Big Sale." How much lower per point?

I paid $162 for 175 and the base price had already gone up from $188 IIRC. No MB or welcome home. program though. Just discount off price.

But , I do think todays deal is pretty good.

So that makes the $178 sound not too bad. I am thinking about doing it but really hoping they sweeten the deal a little next week. The only negative is the resale restrictions.

Also, I would probably want to split the 150 points into 3 50 point contracts but they said its $250 per split. So not sure how much that is really worth it. But I figured if I ever needed to sell, a smaller contract might be easier to move.

If you sign now, you are within the ten day period to rescind the contract or rewrite at the new pricing (if it is better). I would be shocked if it gets better - they have run this deal for two incentive periods and I imagine they do not want to distract from Poly's launch with much lower pricing on Riv. You never know though.

Just things to weigh up!

Resale restrictions are not something we care about as we love it and not concerned about what happens if and when we sell.

However, you could do 100 and 50….as I think both would be small enough to entice buyers.

What if the Skyliner was down for 6m because of a major repair need due to some weather event?

I’d hate to be stuck with something where I couldn’t at least explore other options….

I'm with you on this. Resale at RIV just has so many problems--not the least of which is low availability on certain rooms. But to each their own.
