Expedited service through resellers, worth the $45?

Hi,
The Escrow company at The Timeshare Store offers an expedited service that claims it will save 2-3 weeks in the overall process of closing and getting in the Disney system.

It's $45. I checked yes on the form that asked if we wanted that, since we're going to Disney in Sept., should close by Aug. 31st and was hoping to use some of our '04 points for a few nights at a DVC property while we're there.

What do you think? Is it worth it? Have any of you used it?

We didn't use the service and everything seems to be moving along pretty well. However, we have no WDW vacation plans in the near future. I think it was smart of you to pay the extra $45..if nothing else it will help ease your mind a bit.
 
We paid the $45 on our OKW resale. I figured (as they probably hope) that the money is a small amount compared to the overall cost of the contract.

Honestly, I think it is like the rushed shipping option you see on internet purchases. I never pay the extra fee, yet I always receive my merchandise in about the same timeframe. I would not advise paying this fee unless there were extenuating circumstances - and even then I have my doubts about how much it actually helps you. So much of the process depends on the buyer and seller returning the signed documents in a timely manner. You may be motivated and send them back right away but who's to say the seller will be? Whether or not you paid the $45 is not going to affect this. You may be given higher priority than other files but I doubt it gets you much in the end. But as was mentioned, given your time constraints, if it gives you peace of mind then it is worth it. Good Luck!

We paid the fee and I do not think it helps much. Others, who did not pay the fee, reported getting through the process as quick as we did. I agree with what Mike said, the process depends on the timelines of the parties involved and this fee has little bearing on the overall time it takes to close the deal.

With that said, I figured it was a small percentage of the total transaction cost, if it did not help, so be it, it made me feel better.

In the end, I made it from initial offer to first stay at my home resort in 35 business days, not too bad.
 
I agree with Mike and mlobbia. The $45 may guarantee you expedited shipping, but little else about the process can be forcibly sped up. For example, neither you nor the broker can force Disney to speed up its ROFR process. Similarly, neither one of you can force the seller to sign and return the papers any more quickly.

I honestly just think "expedited service" is a way for the brokers to net a few more $$; I mean, that's almost an additional 10% added to (most, anyway) the closing costs (which tend to be in the $500 range).
 
The way I understand it, the "Rush" service only speeds up the recording process with the county. Since DVC formally recognizes new owners BEFORE the deed is recorded with the county, this provides no tangible benefit to the buyer.

None of our hold ups came from a delay in shipping documents. They came in waiting for ROFR and getting the seller to promptly return documents and then getting scheduled with the closing company.

On the other hand, $45 is a small price if it makes you feel better. And if you need to make ressies in the near future, it can't hurt.
 
We paid the fee, but it served no useful purpose from what I can tell. Our contract closing was delayed because the sellers were slow in returning the signed paperwork.

We bought 2 contracts, one week+ apart. Because the second had points we wanted to use and i was offered we paid the fee. They both closed on the same day, and put into Disneys system the same day. Not sure if this is rare but the membership numbers are consecutive.

With lots of other variables not factored one could say it bought us a week, which is what we needed and was worth it to us.

If i ever get time i'll post the timeline for both.:wave2:
 
I asked Timeshare Closing Services if it would buy us any time, and they said , "With Disney...no, it won't. Don't waste your money." And, this was straight from the horse's mouth!!!!

So, I took the money that we would've spent to pay for that service, and bought a AMC movie theatre gift card for the "closing agent" working our account. I sent this in with our signed contract...she called and thanked me...and my closing papers were faxed to me the DAY we passed ROFR...imagine that!!!! ;)

It was "my own kind of expediting service"!!!
