So if I’m looking to purchase resale and I usua travel in September to the end of the year. I’m flexible and can travel anytime but prefer to go in those months. I live in Florida so I don’t like going in the summer.
1. What should I be looking for as my use year?
2. If my Use year is September for example are dues paid from September to September or paid in January for the whole year?
3. If they are paid in January and I buy a September use year with points for 2021 as I already have a cash trip planned and paid for this year, 2020, when I buy a resale am I expected to pay the full dues for 2021 or is that pro rata at closing or something

thanks everyone sorry for so many questions every time I think I have it all figured out I come up with another question. I just want to do as much research as possible

If your preferred time is September to end of UY, September is a great one. August works too just in case you ever start a few days early,

Dues are paid by everyone based on calendar year, so we all get billed in January.

With resale, you can negotiate anything you want. If a contract is without current UY points, then you can ask seller to pay dues.

I always based it though on when I bought, For example, if I was buying now, regardless of UY, assuming it had 2020 points, I would not pay more than 4 months of dues,

If it didn’t get points until 2021, then I wouldn't pay anything for 2020, but would expect to pay full dues for 2021 as you will be the owner of contract by then.
