Emerald Island ? Please Help!!! re: Vacation Home

We have rented a 7 Bedroom home that sleeps 16 people. It lists on its capacity that it is 16. Well as i am sure you can expect someone decides to invite their daughter and son-in-law and child, but they are sleeping on the floor. Well this puts us over the capacity. We currently have 17 Adults and 2 Children (2yrs old,1 yr old). Does the management company come check the homes? Anyone had an experience with this? Another issue is that we will have three cars, will that be an issue? One will be a mid-size SUV, a standard SUV and a 15 passenger van. Will they give me three parking passes? Someone please help me before they buy their plane tickets.

Over occupancy can result in the owner losing their str licence and not being able to rent out any more .As far as the cars go it may well be a violation of the HOA regs to have more than 2 cars/vans and also parking on the road may not be allowed -again resulting in the owner being fined -which of course they may pass onto you by taking it out of your security and even asking for extra if the security doesn't cover it.
Bear in mind that there are always employees coming around to do the pool and the garden and that the man co may well have other homes on the community to look after.
There is also the fact that residents may be keeping an eye out for the owners or indeed other owners in the area who will inform the owners that there are too many people staying in which case you may all be asked to leave .
 
I would be very worried about having more people in the house then allowed. That being said did see aome people parked on the steet at emerald island when I was there in december and have found nothing in my booking info about how many cars I am allowed. I have you checked to see if you can get a 8 bedroom from the same managemt company?
 
If you have a lease with some one and it states how many and there are over that amount you are breaking the lease and can be removed from the property. Also street parking in EI is not allowed. That being said you may or may not get caught but just be aware. It could make for an unhappy vacation if caught.
As Jannyans has said. Owners can loose their lic. if is is over capacity. Can they rent a town home in the resort so this will not happen or maybe rent 2 smaller homes?
When we rent our home on the lease I ask for all names of occupants in case of any emergency. You will not be able to put their names on the lease. Again you will be in vialation. I know having a home in EI my neighbors are very good at keeping an eye out and would let me know if they thought anything was amiss.
As long as you have the information you can do with it as you will.
 

I will post as someone who does not own a rental home and say that this is truly unfair to the homeowners. When we rented our home, we agreed to the occupancy limits of 10 (we only have 5). We chose a larger home just in case my parents may decide to join us last minute. I would definitely try to find them a condo/townhome to rent. It's not going to be a vacation if you are constantly worried about getting "caught". Think about how you would feel if you were the homeowner and this was done to you. I agree with isla bonita - you have the info., do as you will. The laws are there for a reason.

At EI you will need to go through a security gate (guarded) and get car passes and such, I think they may notice such a large number of people. You could be evicted and have no recourse for a refund. I wouldn't chance it. There are also townhomes and condo's available in that development, that are smaller and cost less. Might be a good add-on idea for the overflow.
 
This same thing has happened to us.

We rented a 5 bedroom home, after *repeatedly* asking extended family members if they wanted to come...if they were, we would have rented the larger home.

Nope, they weren't coming.

Gave all of our names to the owner, and we were going to have 3 vehicles. No problem - but we were issued parking passes for *just those vehicles* listed on the lease. One car went in the garage at night, other two sat in the drive. We weren't permitted to park on the street.

3 weeks out - you guessed it. They were coming. :teeth:

Interestingly enough, they came over every evening after themeparks to have supper with us, and stayed until 11:30pm or so. They were issued "Guest Parking" bright orange passes for their vehicle at the security gate, and signed in as visitors for our house.

The second night that they arrived, the security guard reminded them that they would be signed out when they left that evening. (Just like they were the previous evening)

We think it was a reminder not to *try* to spend the night.

They stayed at the Comfort Suites - great rate $39/night :teeth:

Do youger children count? (1yr & 2 yr) If they dont count then we would be over only 1 person with the two new tag alongs. I dont want to look like i am trying to do something bad here, just got caught in a web. A house that occupies 16 I dont think that 3 cars would be an issue right?

Honestly, I would check with your homeowner, about the cars, and the extra guests :goodvibes

The *worst* they're going to say is no..and then the worst you have to do is tell your family:teeth:

Which, gotta tell ya', ain't so fun:)

The easy part is telling them that it's not your rule, it's the homeowners, and the licensing law.

Then, you can present them with these 2 options:

1)They decide to seek other accomodations..you may have to pay for their original share of the house(...but I think they should still pay their share. JMHO:) )
2)You have to find another, larger home to accomodate everyone. (That may require forfeiting your deposit.... Which I think I would tack on to their share if the new accomodations "bill" :teeth: I must be feeling a little evil today!! LOL!)

Who knows, the kids under 3 may not count for licensing - I have no idea :confused3

Even if the chidren don't count you are still over occupancy .Most homes only have enough room for 2 cars .Of course if the garage hasn't been turned into a game room then 3 cars will be ok as they will fit in the garage and on the driveway.

If you all want to go then really to are into finding another accommodation for some of the group as 8 beds are rare as they come under a whole new ball gane of regulations
 
that is what I wanted to now. My grandson who is not born yet (my daughter was due 5/21) will be a year old when we travel and I wanted to know if he counted, thanks

PS I went on the site and asked them and they said it was capacity..it is a fire code thing, there are only so many people allowed in the premises according to the fire code. :lmao:
 
We are also home owners of a 7 bedroom in Emerald Island. I just wanted to let the op know that when you own a home there you are licensed by the state of Florida, just like a hotel, and you have occupany codes just like a hotel. This is for the safety and comfort of everyone staying there. I am a new owner and have learned alot from isla bonita, she knows what she is talking about and has been very helpful!
 
My mother in law has a (rather annoying) friend who always invites herself places, even when told there is not room. She did this last summer at someone's shore rental. She said, "I'll sleep in my car (and make my husband do the same)."

That's a situation where you don't want the house to be too big - extras inviting themselves when you DO have room!!
