Effective 2/25/2018, you need at least 75 direct points to qualify for Membership Extras

As I think about this - I am still not so sure this puts a big dent in resale.

Say I want 150 point contract - $182 at CCv, or $100 at SSR. Price difference is $12,300. Assuming the price difference of a Platinum Pass $849 versus a Gold Pass at $589 - that's $260 per pass. Have to buy 47 Gold Passes to make up that savings. Since you need to go at least twice a year to make that pass worth it, a family of 4 getting 4 passes every other year would take 23 years to recuperate that money. The other discounts DVC get you can be had buy buying an AP. I think if I was buying resale right now I would tend to still buy resale and keep the $12,000 in my pocket.

That said - resorts like GF or BC or Poly are running $145 / point or more on resale - now you are talking ~$5000 savings - easier to argue you can make that up in perks.

I say this just about every time I look lately - I CANNOT believe the prices of resale. I paid $74 / pt at AKV a mere 4 years ago, and $105 / pt at BWV a mere 9 months ago. Same contracts would probably be $100 and $140 respectively. (Boy did we buy that BWV contract at the right time.)

I agree with your math. Here's where it works out for Disney: my wife and I are in our 30s, our kids are 3 and 5. Assuming we pass on our contract and add them and their families in 25 years, there is potentially 10 people all getting AP discounts over the next 42 years. For us, it would be worth it. For other situations with other people, it's not. Disney only needs it to work out for 34% of purchasers for it to work in their favor.

Skier_pete I think you and I were buying AKV resale at about the same time and the jump in prices has been crazy! Ironically I also bought contract #2 about 8 months ago although@ VGF not BWV. I would have bought the VGF direct as the difference in resale and direct price wasn’t that much, but you couldn’t even get on a waitlist for it - it seemed like it sold out so fast! So, when a right sized resale contract @VGF popped up I grabbed it.
We have used the DVC discounts for APs & merchandise based on our pre 4/4/16 resale AKV contract blue cards, but if I were first buying into DVC today I don’t know that I’d do a 75 point direct AKV plus a 100 or so point AKV add on just for the blue card discounts. My numbers were always based on saving $ on my lodging + having bigger villas for our stays but w/ the increase in resale prices even those numbers have changed.

Third Update: Guide called back again and I got the points. He said he thinks Disney shut everything down because orders were flying in to quickly, so they made everyone go on the waitlist and then cleared waitlists. I ended up with DEC UY at SSR. The points I lost earlier were FEB UY. So I think I actually made out better as I ended up with 2017 points without having to pay dues on them.

Well darn...we were tossing around adding on the 25 direct when we are there in April (can’t buy direct from Manitoba, only when we are in Florida). Would like about 25-30 more points and figured might as well get the benefits from the small contract while it was available. Guess we will be happy with what we have or add resale sometime.

Our resale contract at BLT just closed last Monday (2/5) and is not yet in the DVC system. What do you think the likelihood is that our contract will be in the system prior to the deadline and give us enough time to add-on a 25 point contract? We don't have to do BLT but would prefer to keep the same March UY. My guide is not available until Tuesday but I'm concerned about the inventory they will have available.

I called this morning at 0930 (central time) and he called me back with the Feb SSR points at 1211. Then called me back and said it was a no go at 1330 and I got on the list. Called back at 1540 and said it cleared. I only got on the waitlist for SSR.

I called 2 weeks ago to add on 25 points at Boulder Ridge. (We already had 200 direct BCV points from 17 years ago or whatever). I was told they had add on points at just about every resort available to me. I was surprised and said just Boulder Ridge please. (June use year, maybe less popular? who knows). I was surprised they had them immediately. Jumped on it, as I have heard the rumors about shutting the door on the 25 point addons giving direct benefits.

Yet people with resale contracts, who want to add on, sometimes get stuck on waiting lists. Do they treat current direct owners differently with add on points? No idea. I would think $$ is $$. In ANY event, we are selling the BCV now, to buy resale at BR. I got the 25 first, because I was confused on how it worked with different use years, and wanted to stay a member with no lapses. But later was thinking, maybe I should have waited to buy the 25 once I secure a resale at BR, to match up the use years. Now I am SO glad I got the 25 point purchase done. I will live with different use years, I can juggle 25 points around. (If I can find a June one, great, but I will take a great deal if I see one with a different use year).

For once, I made a good choice, even though I did not have all the facts, lol.

I just spoke to someone today and they are only offering 75 point minimum at Cooper Creek and might have points available at Aulani. My contract is a resale - very interesting.

When we were buying some points a few months ago, our guide told us that the minimum direct purchase for perks was going to be going up to 75-100- so we should act soon. So, he was right there. What worries me is that he may be right about the next part of what he said. He said that after they bump the minimum buy-in (this one), they were going to set the stage for moving to a new system (going into effect after a couple of years) that would not allow anyone with less than 100-150 direct points have the perks regardless of when they purchased. Since it would be a brand new system, they would not grandfather anyone and the old (current) perk system would just go away.

When we first heard about these upcoming changes we thought it was just the guide encouraging us to buy more. Seems like he may have known this was coming.

For what’s it worth, when I called to get 50 as a new customer they told me that the minimum for CCV and AUL was 100. So not sure if they bumped both new and add-ons up or if it was just another misinformed person on the phone. This wasn’t a guide though.

Glad we bought our 420 before 4/4/16. I dont think the perks would be worth it for us to buy 75 direct. We like the lounge at Epcot, we dont buy the AP every year. So even if they adjust and somehow "kick us off the perks" We would not buy direct. For us we bought to have nicer accommodations cheaper over the life of the contract.

That's quite possible. Disney will do what is best for them. All we can do until this and analyze rumors and speculate on what they mean.

If they could make every current owner add-on 1000 points to receive any membership extras, trust me, they would!!!! Previous owners who were eligible will always be eligible, but the membership extras themselves may change. Future owners are subject to any and all restrictions Disney wants to stick them with as they don’t currently have a binding legal contractual relationship with Disney.

That's actually not true. With every contract you sign, you also have to sign a sheet that very clearly lays out that your contract in no way is tied to any perks, and that you are only buying ownership in your resort. If they changed booking to 13 months out for 1000 point members, that would be an issue, but they can do whatever they want, whenever they want, with their perks.

We certainly don't know what DVC may decide to do in the future, but I'm pretty sure nobody has contracts that guarantee "perks" for the life of the contract. DVC can give and DVC can take away. That's why we all sign an acknowledgement that one should never buy an interest in DVC based on current perks or "membership extras".
