Just for background, I’m using the same nomenclature the brokers use. I believe it comes from the fact that annual fees are due in January regardless of use year. A seller doesn’t expect you to credit them dues for “prior” year points, but they do expect you to pay them the dues on “current” points (i.e., points coming in the current calendar year).

I updated the historical point charts page with 2026. Does anyone know why the 2026 VDH point chart increased for 3BR Grand Villas without any offsetting decrease for another room type. I was thinking points could only be reallocated, but perhaps since it's still new and being sold direct there is an explanation. I saw it briefly discussed in the VDH owner's thread, but not sure anyone there knew either.

@Sandisw IIRC you were very knowledgeable regarding the point reallocation rules, any thoughts?

Interesting ask! I was just reading the multi site POS about it and it has language in there that seems to indicate that point allocations can cross vacation home types.

I am not home but will update this post with that screenshot when I am.

But points have to stay neutral against what is declared and remember, that all lock offs are counted as 2 bedrooms for the point chart purposes....so, you have to know that when deciding if there has been a change? But, the underline part makes me think that the reallocation for use can crose vacation home types?

Unit / type would not matter since there was no compensating decrease anywhere.

Special event exceptions also do not apply as it was raised in all seasons.

This is more concerning to me that the whole rental discussion - did anyone get an explanation or see an article on how the points were increased with no offset at VDH?

I don’t remember it, but one thing I am not sure of is whether is what ability does DVD have to change declaration amounts for future declarations?

Meaning, do they have to determine the total points for the entire resort prior to selling at all?

I believe with how they sell VDH that is determined but since all units are not declared yet, I don’t know if they can adjust the points in future declarations which may account for a difference?

I believe in the post quoted @ehh figured out that it wasn’t a Saturday and Friday issue as two seasons, went up in two seasons, went down based on Fridays and Saturdays

The change is actually significant, and with the rule you pointed out that they can adjust between types, those extra GV points could be extra studio points next year if they felt like it.

That’s why I found that language interesting because I honestly don’t remember it.

All I have ever found about point balancing for units in the statutes seem to relate to sales but for use, nothing seemed to be a clear cut in terms of the points charts for stays and moving around to balance at the resort level.

That clause certainly would support that DVD believes they can move around things differently than some have always thought they could.

I did have a thought about the date…is it possible this was added…no idea…in 2024…because of the addition of PVB tower to PVB?

We have seen additions and deletions each resort, they deleted the " no renting borrowed or banked points" they added less local control with RIV and then this.

My concern is that the " total points do not change for a resort" is a key consumer protection that would devastate the value of our contracts if changed. The favorable old points charts, and the " hedge against hotel inflation" is the reason we buy DVC. I bought RIV even with the current " high for the location" points charts figuring that the charts for BW 2 and BC 2 would be even higher in the future.

Since I do not own at that resort they really don't have to answer me or fulfill record requests so that limits my options.
