It doesn’t work that way. You book the whole week reservation at 11 months. So I booked both in my name. Then I have to take my name off the one room I’m not staying in want to decided who’s staying in that room

Using todays dates, I can book at my home resorts, May 28th 2026 through June 4th 2026. If I was after that week, but insure is nephew or sister would be using it, I could A) book two reservations but tie up double the points. B) book one full 28th thru 4th reservation is my sisters name. The book one day, the 28th, in my nephews name. Ties up a few points but not as many as a full reservation. Then, x weeks/months later when I know which relative is going, do one of two things. Cancel the one day reservation if I selected correctly when creating the reservations or call Member Services to cancel my sisters reservation but take the days and add them to my nephews reservation. I called MS just now and was told it can be done. This would effectively sidestep any lead name change.

Given you are also going, it would be simpler to do the lead name change but this was a hypothetical solution to avoid a lead name change.

Which is in a separate sentence which means the statement that there is is no expectation to rent your points stands on it’s own. Any examples of reasons why you shouldn’t expect to be able to rent your points doesn’t change the fact that DVC clearly states that any expectations that you will be able to rent your points throughout your contract should not exist. It doesn’t change the fact they can restrict how you do it or stop it in multiple other legal ways.

That said I doubt the went to stop it completely. They just want to make sure they will be the ones generating the biggest profit from renting in the future. IMO.

Those disclosures also reference the section of the contract is it related to…which means those elements of the contract are what explains it in details.

DVC simply does not have the ability to stop someone from renting points without violating the terms of the contract.

That statement does not mean what you think it means because the context explains why you might not be able to rent.

Plenty of lawyers versed in this over the years have weighed in and the right to rent is a material aspect of the contract, included in the declaration which can not be removed.

The disclosure statement does not get to override the contract. If it did, there would be no need for anything but that.

The good news is that even the board and DVD know they can not remove from renting from the contract.

Going after corporate renters and bots based on rental and ownership patterns to the best of DVC's ability would be a good PR move for DVC to satisfy the bloodlust , and we would get small improvement in the hard to get reservations. Simple solutions will have the least negative effect on the membership.

Exactly and the statements at the board meeting all indicated it’s that they want to stop…not your average owner renting within reason or making changes to reduce flexibility for the average owner who isn’t even renting at all.

The thing is that owners with a lot of points, who are not renting, but travel regularly with family and friends might very well hold extra rooms with the names of all potential guests if room changes are not allowed.

I mean, admittedly I do it now because I am never 100% sure at 11 months if I am going and with whom.

If lead guest changes were not allowed? Then I’d adapt but not by waiting to book rooms until I was sure…it’d be holding potentially more rooms than I do now.

And that is the beauty of DVC… the flexibility and this exact situation is why the board answered me at the meeting the way they did.

People mean well, but they also view problems through their own point of view. Any solution presented or suggested will likely be one that allows them to keep acting in ways they have, take into account likely future scenarios that they’d like flexibility for, or improve things for them specifically without taking into account the majority of other members.

People naturally justify their own behavior, and they also tend to think others act in similar ways to themselves - whether they actually do or not.

I hadn't considered that. From this perspective, I can see how it has an effect beyond the single day.

It also explains why sometimes when I am booking, I have to shift things around because the availability for my desired time would be split by a day where there wasn't availability. What I have done is to book twice. The desired week, minus the day and place that day in a waitlist and then book a backup reservation if the waitlist doesn't come through.

Some might say I am making the problem worse but guess what, I am coming into the problem already in full bloom and just trying to navigate around/through it in a way that doesn't see me not being able to use the points I paid for.

I can't and shouldn't make family travel plans on the basis that I have to act in the interest of the whole when I have no assurance any other member is doing it. If anything, I have evidence to the contrary; THE PROBLEM EXISTED before I joined.

So until a solution is forced on everyone en masse, I accept no culpability in how I am forced to work within the framework everyone that has been a member longer than me was party to.

I don't know that , but I do know there was an improvement. However the one person i know who is a member said they had people with massive amounts of points due to some periods where resale was pennies on the dollar.

I don't know if they did, but maybe they aren't a condominium as DVC are.

For what is worth, I don’t think they are looking to stop all renting. I think they are determined to shutdown rentals through third party brokers. They have a huge presence and are using Disney’s own product to compete with Disney’s hotel business online. Those are the transactions that are going to get flagged as commercial purposes. Since most members don’t rent out their points and Disney will sell it as a way to open the desirable bookings, the vast majority of members will be totally behind it.

You won’t have anything to worry about if you are renting out points on places like this board or Facebook groups in private transactions. I, also, think that within in a year Disney will start their own service to “rent out”or “buy back” members points in situations they believe it makes sense for them to do so, but for less than you can get from a third party brokers now.

In a way, they already are. Using points for annual passes and renewals. They may open the door to using points for other things within the Disney ecosystem like experiences, dining or possibly, even dues themselves.

There would be a point where if too many took advantage of this, Disney would find itself with more points than it can convert to fiat.

They won't , they can not fill the deluxe hotel rooms they have.
2019s Gran Destino Tower was the last actual hotel expansion and that is geared at the convention crowd.

That does not make sense , as they would only buy the points to sell as hotel rooms.

They have ROFR now and they rarely use it, if they ever wanted rooms at VGF / Poly / WL they could buy them back.

The Gran Destino is located near the other value oriented accommodations, no? It isn't listed among the DVC properties so it may not be factored in when they look at ways to bring value to DVC.

Your missing my point , GDT was the last non DVC property built . they cant sell the cash rooms they have is the point.

Side note - GDT is a moderate, but it is actually nicer than many DVC rooms
