DVC Rofr at $95 per point

i noticed on the DVC rofr Thread on this discussion board
that a Boardwalk/December/45 pt contract, with no points till 12/01/2007
was rofr'd at $95 per point+closing costs


I wonder if this means, Disney is making an effort,
to discourage new dvc members to purchase small DVC contracts/less than 150 points
to obtain DVC Membership.
 
That's old news. They've been doing that for months.

My guess is they are just trying to get the small contracts out of their system to save on admin costs. Nobody really knows why, but they've definitely been ROFRing almost everything small for a while now.

are you stating, that $95 per point, has been a threshold to get past disney ROFR, on small DVC contract, for person trying to obtain new membership
in the past/the last several months

I dont think DVC has a threshold for the ROFR of small contracts to new members. They are aggressively snapping up all of them.
They are cutting off that avenue to DVC ownership to protect their own interest.
What's 5k to DVC? A tax writeoff! :goodvibes
 

So how small is small? I assume it would be anything LESS than 150. Does it also include the sold out resorts?
 
Actually, it is still rather unpredictable...

Some smaller contracts get ROFR'd despite the high price per point, yet some smaller contracts pass. The price that they will pass usually depends on the resort too... Small contracts at BCV have been in the upper 90's and lower 100's... OKW, SSR, VWL, and BWV are usually in the mid to upper 80's... (for small contracts)...

Of course someone just passed ROFR with a 25 pt contract at HHI for $73 per point. So, while they were at one point heavily ROFRing smaller contracts, i think it has actually let up some... but who knows when they'll start scooping them up again. :confused3
 
My guess is that it depends on which resorts they have waitlists for.

I agree. Most ROFR contracts on the thread are non-members.
 
think about all the extra things one get for being a dvc member if someone has a 25 or 50 points contract. they will pay a little over a 100 and 200 dollars maint fees but they still get all them extras. like 100 dollars off annual pass, percentage off on some restraunts, etc.
 
In view of recent events, if they want to cut down on point morphers then they need to prevent small contracts at resorts like BCV from passing ROFR. And, with a one transfer per year limit, owners of small contracts are going to have a more difficult time pulling together enough points to go to WDW very often. Perhaps Disney doesn't want too many owners like this in the system since they will not make much $$ off of them (too few trips to WDW).
 
I just bought BWV from Disney. It is a total of 190 points but it is made up of 1 medium size contract and 2 very small contracts. Disney joined them together. I have 3 deeds, signed 3 sets of closing papers, 3 loans, 3 payments. I can pay one off at a time (I like this part.) I had to have 3 Notary signatures. JMO but maybe this is what Disney is doing with the small contracts.
 
I know many seem to feel there should not be small contracts because they get bennies they do not deserve. I would bet there are very few that do not add on and end up with at least 150 all totaled.

My plan, if Disney would let me, is have a couple of smaller contracts at different resorts for a couple of reasons.

Have home 11 month window at different places.

Say I have 75 at BWV --

I have 2 kids and if I get 2 - 75 When I am done traveling they can each have one or sell what one they don't want and until then I could go every 3 years with borrowing and banking.

I could also own at 2 other DVC resorts doing the same thing and with 3 home resorts go every year to Disney but every 3 years hit each resort.

I have a start with 25 HHI points, ok'ed by Disney just waiting to close. Maybe I am way off with my "Plan" but would seem to work for me.

We do plan on adding on for a 3rd resort, hoping for CRV - if it doesn't materialize, we'll add either to BW contract or BC.

A bit of juggling but, it's worth it for the 11 month window IMO. I absolutely cannot justify having a bunch of points = large maintenance fees each month. I'd certainly rather settle for a studio & take more trips - all part of the DVC flexibility. Hope they don't enforce/apply more restrictions though.

That way each of my 3 boys will get a contract in the future...no fuss, no muss.:banana:

Of course, I will surely miss the ability to transfer points in @ will, especially being able to split the transferred points between contracts.

I could be wrong but, I thought I read something in closing papers as to being limited to points transferred in based on # of points in contract anyway. Any know for sure?
 
I think I heard that you can't have more than 3 times your total points in your account at any time.

Exactly what I was thinking ... 1-transfer rule is back into effect ... couple that with the snapping up of smaller contracts ... makes it harder for ppl to buy 1000 points at OKW and 'morph' them into BCV points.

I thought that was based on being able to Bank a Full Year and Borrow a Full Year into a 'Middle Year' ?

I would think that would be true generally speaking, unless an owner accepted a transfer of points into their account if they were planning a vacation that needed an exceptionally large number of points.
