DVC RESORT EXPANSION OR ADOPTION

Since it doesn’t appear like Reflections is going to happen anytime soon, do you think DVC will build additional DCC buildings/towers at current resorts or adopt current non-DVC rooms and make them DVC rooms. If so, where could you see that happening?
 
It is unlikely. It is awkward to add units to an association years or decades after inception. Adding a new association at the same site works if the new association is large enough, as happened at WL. But they cannot do that at the most likely locations (the Epcot resorts) without destroying their convention business. Which will rebound.

RIV will take a while to sell, and the DL tower is in progress.
 
I dont think we will see it. However, if I had to guess? I could see it being WL and making it part of CCV to sell more there. Because of the studio problem Due to so many points attached to cabins, it would make sense.

It would also be in that general area of Reflections. But, honestly, I think it will take a few years for WDW to be back to pre 2020 levels as a whole.

There has been rumors of a BLT II tower where the garden wing rooms of the CR currently stand. There has also been speculation that a resort could be built to the left of MK as you face the entrance. Again, that's only been speculation. And then there has been talk about an Epcot hotel resurrected recently. It would likely include some DVC villas.

I still think Disney could do well with a moderate DVC, say at Coronado Springs, but I don't see adding on to the existing DVC resorts, as there would be all sorts of legal issues.
 
It’d be nice to know where the are going. At least a more definitive idea. With DCV, you are planning for 20-50 years if you stay for the life of your contract. It’d help to know if they are going to extend contracts or expand/convert resorts. Haha...I know Disney is not losing sleep over my angst, but still...
 
What about the Yacht Club ?

I’d like to see this. I stay clear of Beach Club (and all 2042 resorts) because I’m in my early 40s and I’d like a little more time than 22 years. Or just announce you’re going to extend Beach Club. Either would be cool.

I think we can rule out any appreciable contract extensions. OKW proved that won't be a viable plan.

I don’t see what I’d hurt to offer it, though. Even with OKW, the people who wanted to extend did. The people who want to add on are doing it with 2057 use year. And as we get closer to 2042, I think resale prices are going to drop and Disney could snag them dirt cheap (and get that money for years that were essentially double sold).

Also, Beach Club has such a great location that I think people would really think about it due its prime location. Finally, I think people are much more aware of the value of their DVC contracts now. I think people don’t look at them as investments necessarily, but more or less a rentable, tradable, commodity. More so than they did several years ago, at least. All just my thoughts. There are probably some holes in my logic.

The resorts will be fully refurbished in quick succession, then sold for a premium price with a much more expensive point chart.

Some hold outs have basically proven that DVC did not have the legal right to force an assessment payment in extending the ground lease for OKW. While there are only a handful of hold outs among OKW owners, you can bet BCV owners will challenge any similar extension en masse.

Yes, more expensive point charts and whatever new resale restrictions they can think of.
 
They are building the Disney Land Tower, my guess Reflections is just on hold. I’m pretty sure they have filed some permits recently. If things return to pre virus in a year or two, they will build it. They don’t want to have too many resorts to sell at once. They already have Riveria and Aulani.

YC is essential to the convention business. They will struggle with convention bookings in their flagship center if they halve either BWI or YC, let alone take them all the way out. YC is also the hub for many smaller conferences.

Conferences are amazing cash. They are dead now but won't stay dead.
