DVC Resale Suggestion

Hello All!

I am very new to the Disney world, I visited WDW in 2003 as a young teen with my family and just recently last month with my fiance. It was his first visit!

We were instantly hooked and are very seriously looking into purchasing into DVC through resale, (we would like to make it our Xmas present to eachother). Since it is just the two of us for now we are looking to start with around 150-160 points.

My question is, what are the biggest red flags we should be looking for in resales? With a wedding coming within the next 2 years we want to make sure we have the oppurtunity to use points for an extended honeymoon but we also want to visit May of next year. Please help guide us to make the best decision suited for us!
 
Purchase only what you can pay for with cash on hand. DVC is a savings vehicle in the long term. It makes little sense to use debt to buy into it, because that markedly erodes the savings while at the same time increasing risk. If you can't afford to buy outright, either use value resorts or off property stays for a few years while you save enough to purchase resale outright.

Try to find a loaded contract, meaning one with all current and future UY points plus at least some of the points from the immediate prior UY banked into it.

Make sure you know which property you prefer and buy there unless it is extremely more per point than you are willing to pay.

Pay attention to annual maintenance rates. Over the life of a contract this will be more than double your initial purchase price.

For someone young like you, the expiration date really comes into play. Give that some thought as well.

Take the time to really learn about what you are buying or be prepared for disappointment or to sell at a loss.

There is a reason that there are so many resales each year.

If you are flexible with where you stay, buy SSR as that's the best deal going...lowest buy in, lower annual dues and longer contract life. Since you are just starting out, I'd suggest a longer contract life as you will have many years of WDW trips still ahead of you. As another poster mentioned, try to get a loaded contract. There are some restrictions with resale points vs. direct, so make sure you are ok with those.

You need to spend time learning about such a purchase and commitment. I don't believe there's any way you could learn enough about the system and commitment to make this a reasonable Xmas purchase. It usually takes a good 6 months of active investigation and osmosis to make an informed decision. It looks like you're a Disney novice with only one adult trip. My suggestion is to start to investigate and learn and start to save and make a trip or 2 on rented points.
 
I will echo the advice to do a lot of reading & research before you commit to purchasing.

Before you purchase, you'll want to be familiar with how the DVC system works (booking, banking, borrowing, use year, trading options, perks, etc.). Then there's a lot to consider before you choose a home resort. There's also quite a bit to learn about the purchase process itself, especially if you decide to do so via resale. It can be overwhelming!

The DIS DVC Forums are a very good place to do your "homework", but it does take time - free free to ask questions as they cone up.

While you do your investigating, consider renting reservations from a DVC member. Maybe a DVC reservation for your May trip would make a good Xmas present to each other?

I was not clear in my OP but our last trip we used rented points as my Uncle is a current DVC member and we have been learning a lot from him during the past year of planning our first trip together.

That does throw a new light on things but a delay may help you make a better decision even if you had enough info now to make a decent one. The other concern I have is generating partnerships when you don't have to. IMO it's far better and safer to wait until you're actually married to buy in.

While I am not as cautious as Dean tends to be in recommending DVC even for those that will finance, on the issue of waiting until after you are married, I agree whole heartedly. Remember, that you are purchasing deeded property and all the legal paperwork and complexities that come with "real property", while they can be redone after marriage, why not wait and do it once. And while I wish you and your :groom: fiancé well and blessings in your continued engagement, you are not married until you are.

This was gonna be my suggestion. Just for deeding/ownership sake. Not even saying you will break up, but if you wait till married you can deed with last names being the same. I know it can be changed but why get into that.
